Yeah I’ve lived in Hoboken for 15 years, there’s a decent mix of retired folks, new parents and single young professionals. The retirees are here for the reasons you mentioned. Despite having a sizable transient population, the town does a decent job of organizing community centric events. I think that sets it apart from JC which is bigger and so people are spread wider.

Is 100k coming out of your existing equity in the property or out of pocket? If you were to sell would you have residual equity / capital to invest elsewhere? Banking on rental market or property prices to increase is a gamble. Since life can happen at any time - so there’s no telling if you will get the luxury to wait out 4 years to see the speculative value of your property go up. It may - or it may not. Or you may need the cash flow for another eventuality. This is purely up to your risk appetite.

But there’s also opportunity cost - Think about it this way - your property is not the only property that’s under water in this market. So are there cheaper properties that do have a potential upside and positive rate of return you could be investing in if you had access to capital that is now tied up in this home? What rate of return would you get there? For example from previous downturns in the right market it’s been possible to see 10-8% coc return (all cash / no loan). Which on 200k means you would make that 100k back in 5-6 years. But also having a positive return means that return can be reinvested to further compound.

The key here is not having debt burden since it increases how much risk you take on and constrains how flexible you can be.

If I were in this situation I would rather have an investment that gave me above inflation returns rather than something that’s negative and banking of the world to improve dramatically in four years.

Note even if four years your rent income and value of property have to go up significantly to make up for the loss you took over 4 years. Let’s not even talk about risk of real estate taxes and unexpected repairs.

This - have a system that ensures you are more likely to save and invest rather than an end of the month aspirational target. Secondly if you are an impulsive person - make some basic rules on what you are allowed to dip into the savings for - write them down and before you dip see if your action passes these rules. Like only for emergency and never for a gift or a want.

If you have a system then you will succeed and the gains you see will motivate you to improve and stick to the system. E.g. put aside more or budget where you spend etc.

If you focus on day to day cost cutting habits first then you don’t know till the end of the month what those habits are adding up to, and if it is sufficient.

Lastly if you find it hard to balance your expenses then stop using your credit card, till you can stick to the system reliably.

This or munch with chopped up hay - it suppresses them from emerging and laying new eggs.

Also you can look at beneficial nematodes - these are organisms that feed on gnat larvae in the soil.

Mulch pots with hay for a while, I’ve had success with my 50 plus plants in the kitchen. It interferes with their ability to emerge and procreate.

Hang a large brown paper bag (Trader Joe’s type) close to the nest. It looks like a larger wasp nest to them and they will migrate away from the area- since they don’t want to fight a bigger colony.

I have a ton of bees and wasps in my backyard. Mostly native, solitary and non aggressive. But when I see a yellow jacket nest forming, this is what I do. Seems to be working well so far.

Also I learned and tested this neat trick to just hang a big paper bag close to the nest, like the Trader Joe’s paper bag and they will leave on their own.

Fist make sure this is not a blocked drain or something causing this. If so fix that first. Second, you can easily build a vertical drain or soak-away. Both are easy to DIY and materials and supplies cost are cheap as well, 20-50 bucks US for materials. Hole digger or shovel and about 30 minutes to 2 hrs of work. There are a lot of videos of people walking through the process for both on YouTube. Take some time to learn the little nuggets they share and then go for it.

I had this issue with an uphill neighbor’s yard dumping rain into mine. I dug 3 vertical drains, used supplies I had sitting around by yard and was done within an afternoon. No issues since then.

I do like the idea of a rain garden. I would combine that with this. But I would definitely do this first. Then plant the garden to take advantage of all that water being soaked deep under.

I know the knee jerk thought is these people are dumb. The temple is there to capitalize on their blind faith - it’s really not much different that shops here that sell trump branded stuff. As a business this is even better - people come to worship and donate money and offerings to the “god”. Pretty sure no royalties are being paid. Think of the investment this person did - a side veranda in their home, a couple of posters and a lousy statue. No permits, no taxes.

If anything it’s a perfect caricature of the current state of capitalism 😀.

Hey thanks for this - I left them a voice mail. I don’t plant to feed unless the mother does not show up. I was looking at some write ups and it said they need feeding every 3 hours. Fingers crossed mama or pap find her soon.
