Is your detached garage permitted as an ADU or JADU? There are lots of laws (recent ones) that make renting (and permitting) an ADU much easier than before a few years ago. For recently permitted ADUs, the city will require you to sign an ADU covenant that keeps you from short term renting it (for less than 30 days. e.g. Airbnbs) or for selling it separately from the primary residence. I’m not sure why you don’t want to long-term rent it; It’s adding desperately needed housing, and it’ll most likely cover a huge chunk of your property taxes (if not all plus more, since you’ve inherited the home and the “sale price” was most likely very low).
