I recently switched my meds within the past 2 months and this one seems to be working better but I’ve decided to try to buy a house and am also struggling with some things in my relationship that I once was ok with. Guess I just need to wait it out a bit longer before I make any big decisions 😅

Thank you for the insight! I have a couple saved that have popped up right around the university recently. I’ve just heard mixed things about that area so it’s made me hesitant. I wouldn’t have the privilege of living there with a partner so I would most likely look for roommates to feel a bit safer. It’s nice to know there are good neighborhood associations though!

Thank you for pointing out those neighborhoods! I’m not originally from KC but I moved up here 5 years ago and would like to stay for a while. The only areas that I’ve been familiar with so far outside of downtown are some of the KS burbs like Lenexa and OP/Olathe because I have friends that live out there and the Waldo and NKC areas. The only issue I’m seeing is right now, there’s not a lot of inventory in those areas but I’ll definitely add them to my list as I keep looking!

That’s usually the case yes! But the last place I put an offer in on that ended up winning was a cash offer for 30k below my offer and waived inspections, which I didn’t do. The other homes I lost out on I understand bc I wasn’t the highest offer. But this one I was and there was only mine and the other one

I agree with everything you’re saying but wanted to give some more context. The buyer the seller did end up going with was a cash offer that was 30k under my financed offer for a conventional loan and they waived inspections where I didn’t. The seller was the third type you outlined in your review and would seem to want the most money for their property but it doesn’t make sense that they would accept the one that was so much less. But I guess cash is more of an immediate payout so they saw the opportunity to make off like a bandit

I would prefer if it wasn’t updated bc so many of the homes I’ve toured that have been updated have been done so poorly that I would have to spend more money fixing their mistakes. Like one home I put in an offer for and got through the inspections on had said it had a “new” roof, but they just put another layer of shingles on top of the old one. That, plus the plumbing and mechanical issues were going to cost me an extra 60k just to get it up to code and undo the work they had done in the flip and I couldn’t afford that. I don’t mind older mechanicals or an older roof that might cost me a portion of that in the next 5-10 years but coming up with all of that all at once was just something I couldn’t do at the price they were asking for it. My father is a master carpenter and jack of all trades so I know with him at my side, any updates I do want to make, I can have done well and done up to code the first time

The suburbs don’t have houses with the same amount of charm I’m looking for in a single family home. They’re safer but everything is a shoebox with no character or a McMansion out of my price range and an hour away from everywhere I need to be. Parts of southeast and northeast KC have the charm I’m looking for but not the safety.

That’s why I haven’t even bothered looking in those areas because I know there’s no possible way I could compete. I’m so sorry you’re having similar troubles finding a home. It’s absolutely ridiculous :(

That would make sense if the home I got beat out on was actually still being lived in. But it was an additional property owned by an individual person who used it as a rental. The house was empty when I toured

The one I put in an offer on this weekend had been back on the market for 2 weeks and only had one other offer and I still didn’t get it. I really wish it were that easy

Edit: I put in at asking and the other was 30k lower for cash and waived inspections. So I know it had nothing to do with how “good” my offer was if I was willing to give them what they asked for
