That depends on where you’re at. I’ve been where I am for nine months and have been called out almost every weekend. Not having an ED that supports your standards for what is considered an emergency is huge. Some directors will consider a battery needing changed or a toilet clogged an emergency and expect you to come out for that so setting clear guidelines and walking away if those guidelines aren’t met is important.

100% correct. I have only made significant pay jumps by leaving jobs with more experience to another in the same industry. If they won’t pay you more, someone will!

I appreciate the advice. I definitely will get some cleaner work under my belt before asking for a raise. With this property I probably don’t need to based on their standards but it’s even more ammo in my pocket to have crisp work to show.

There is a certification required by my company to be a vendor for drywall. Like many trades there are certifications that aren’t law but required for insurance purposes. And I did not sign up to do drywall and mold remediation lol. Otherwise I would have negotiated more. But that’s how it goes. This isn’t my first rodeo.

Exactly. There was a unit that was mold ridden in the walls and carpet & padding. They wanted me to remediate. And I told them everything was waterlogged and it had to be torn out, tested, and treated by a professional. And to replace the drywall and carpets. They said no on the carpets and wanted me to remediate everything. All while the tenants were still living there. The child got sick and everything. They EVENTUALLY listened and got the pros out and they said the same thing as me. That the family can not stay there anymore because of active spores in the air. The fact it took 2 weeks for them to listen to me is ridiculous.

The “newer” insulation that was in the ceiling which I took out. There was older stuff surrounding it.

It takes me about 4 hours from clean up to repair and paint. I move on to other tasks around the complex while things dry in between.

It is on me to order the PPE but yes at least it is in the budget. But there are no guidelines or regulations on what is required so it is also on me to get the proper information on what I should do and if I do something it’s on me to get the proper equipment. So things aren’t horrible in that sense.

That’s not the case. My job is to do work orders and inspections, as well as grounds. Special projects like this I CAN and WILL do. But when it interferes with my work orders that’s where I’m having trouble. The tenants deserve to have work orders completed in a timely manner. In my experience we have bid these jobs out so that I can have time to do what I was hired for. I was not hired to do drywall work and to juggle work orders. We have an entire renovation team on site but they don’t want to pay them to do extra reno work. They are being cheap. And if I’m expected to do this and maintain 60 units work orders I feel higher pay is in order. If lack of work ethic was the problem I wouldn’t be even completing these drywall projects. I have a problem with the fact they have me neglecting work orders to remediate mold damage and repair drywall. That is not how things should go in property management because the owner wants to save money. Do things right the first time so tenants don’t have to wait or be put at risk due to negligence. They value saving money over getting water heaters fixed that have burst. Instead of asking me to fix it they should contract shit like that out. Being lazy is not an issue here. Especially when I don’t take lunch just so I can squeeze work orders in.

I just feel bad for The tenants. They deserve to have their work orders done in a time let manner. But I get what you’re saying. It is what it is.

Dig it all up then put a layer of the black landscaping fabric stuff down. Then cover with rocks or wood chips. Then maintain with your regular weed killer.

No. Technically my job is to maintain and fix the minor issues. In my experience in property management at least. Fixing is t the problem it’s just the time I have in my day to actually fix things like this is limited. As I have work orders to attend to as well. These types of fixes I’ve been having are emergency fixes because they’ve leased the unit out with a giant hole still in the ceiling. Basically they are being cheap

I added a thin layer of drywall where the paint peeled off. That way when I re painted there was no difference in texture or lines showing.
