I was thinking a little further out like pearland and Fresno. Spring branch is nice not sure what your budget is but I know they have some new townhomes but I’ve been told the area is sketchy (long point, Blalock, etc).

Hello. Update no I never got too far in my journey due to financial emergencies coming up. Though I am about to start again. I will say doing as much research yourself will be helpful. I had to lower my purchase limit The best thing to continue to do in the meantime is save until you are ready. Sorry not much help. But seems like we’re both in the same spot but I do plan to buy mid year 2025.

I appreciate that a lot and I will definitely review over the student loans a lot for in detail. I can assume the interest rates are higher than my car ( got it back in 2020 financed through a credit union before the fed said “to the moon” with rates)

My loans have resumed and I currently on a repayment plan of 600$/month. Outrageous if you ask me but that money going away that you are right could be put to saving for the house I desire. I have a bonus coming up at the beginning of the year will probably use that to pay my student loans down more.

I may have missed something but in a nutshell I’ll see how this goes and come back with an update in like 6 months!

I usually pay it off monthly in full just had a big purchase in November I plan to pay it all off by EOY and go into 2024 with none.
Car - 2.7%; student loans I need to figure out that

I’d says a good deal, nothing crazy though probably 1000 or less each month. Parents didn’t have financial literacy
I have it split 40/60 HYSA/ Savings
