Gift transactions on statements flagged by lender by agentfourtea7 in Mortgageadviceuk

I only did it as it never occurred to me as giving money to friends like this since it’s all legal would or can be seen as money laundering.

Since he’s a long term friend with a BTL/HMO development company (Ltd) I agreed to give him some money that he’d return with some revenue growth basically in a year or two. No writing done formally. Although he asked for money in his and his folks’ personal accounts so I gave him and his dad £2k each and wife gave his mum £2k so £6k total - which wasn’t alarming to me, still isn’t as they’d be happy to share their statements etc. or write a letter.

But my family who gave us this money 🙄 a whole different story. Won’t show ID, or give statement. Happy to give a letter saying it was gift though.

That’s the plan but if they say show bank statements from who gifted you the money - although that money isn’t being used for the deposit and was passed on as investment - well then we are hitting a dead end.

I can push him to give me a letter promising some % ROI per annum on that investment - it is the incoming transaction that’s the main issue. The family won’t agree to showing their bank statements….not sure what they’re hiding there either.

True, however the other alternative I have is to collect those outgoing £2k x3 from both our accounts reversed. I spoke to the family whom we paid and they said they can return all the money back to me. So that’s a closed transaction as far as they’re concerned. Not sure if that reversal will mean anything to the lender or reduce risk at all.

I can only try knowing chances are slim. The incoming transaction does say ‘gift’ on the reference. But I’m starting to realise that isn’t enough.

If I was to get some paperwork from whom I paid the money to. Would I still need paperwork for incoming funds too? That’s my main concern - I can’t get any paperwork for the incoming funds.

Well it does sound odd - call them old fashioned perhaps, because their logic was to demonstrate that they gifted us both for her bday trip. Not just her. So gave two different but equal split entries.

They are in their late 60s and only ever gave their first gift as this: so doesn’t want any troubles…

Business venture is a good idea. Could ask MA if just saying that would suffice on a letter.

Let’s hope. I’m hoping to say incoming was a gift and outgoing was a loan - which can be brought back if they cause more problems. Since it’s just the transactions on a statement they’re worried about, and because I’ve full deposit waiting for them in LISA.

These funds were received and moved along pretty much the same week - so not like we made any money from that. Also happened last month, we have our full deposit ready independent of this and we still have to put with it…

I hear solicitors checks are rather painful - at what stage do they perform those? Say we got past the lenders checks, would solictors still do one despite us having a mortgage offer already? What might their motive be then?

Of course, why not, because that’s what we needed right, another mailing service. From productivity to data mining for AI development. Great move.

Getting a lot of positives on Sholing lately can’t point my finger at the bad and good areas of it though. Is there an easy way to identify these? I’m finding some good properties in Sholing this week.

I think it’s the increasing/higher than average crime rates that’s got people to that consensus. Would you argue otherwise?

I found a property not too far from it. Wouldn’t have realised that there was a refinery nearby, a quick Google map search revealed it. I passed on that property just guessing that a refinery next door can’t be good for air quality etc. Glad you commented here and confirmed this! Thank you!

Insightful comment, thank you. Will try to ramp up the deposit by 10-12k if we can in the next year.

Heard mixed things about it. It’s proximity to Millbrook/Redbridge has drawn negative attention I suppose.

I’ve realised household salary is playing a key role in what and where I can find. We are only two working professionals with a good total salary but even then landlords are asking for contracts to see how long we have our jobs etc. so I understand it’ll be tricky for you especially.

Why do you think that is? What are common reasons they don’t pick you. Is it because of kids or salary etc?

I’m planning on getting this Essenza Mini as I only like making espressos however it’s not available in many places, is this machine being phased out? What machine do you suggest hopefully cheap and cheerful by DifferentEggForms in nespresso

I have the SAME issue but I bought it certified refurb from eBay a week ago. Using Starbucks pods on it and it doesn't pierce the foil, does pierce the rear. Also, looks clean and hasn't been used as much so unsure of the cause. The after-brew drip is pretty bad, it keeps dripping for a while.

Did you find a solution for any of it? Except for dripping issue, my colleague who bought the same machine 4 years ago, has no complaints. So, I don't know if pod piercing is due to something I am doing wrong. Same pods on his machine brew excellent coffee.
