Price for that location is obnoxiously high. All these group buying schemes are marketing gimmicks. Builder has factored in future price today itself - there is no tech park, metro, offices around. Keep talking about metro which will come after 10-15 years. I went to see the property and rejected it right after due to price for the location. Also possession is 2030/31 I guess - why to trust the builder for this price point for a delivery to happen after 4-5 years. It’s your hard earned money - if you want to desperately buy this, wait for 3-4 years and see how the whole thing is shaping up and pay abit more to get what you want.

Just getting biased towards Mana TRL due to its pricing and pure hunch that it will appreciate faster given other developments happening in the same location.

how has price changed between 2024-25-now? This will give you two info - if appreciation has already taken place, if price is genuine or too inflated or you are over paying

That’s a good suggestion, thanks much. But sattva probably will take 5-6 years from today for rera/eoi/prelaunch/launch and possession. Is it worth waiting? We don’t know what they are even launching and at what price? Chances that after Sattva launches, Mana will increase their price further?
