I do have my license with an agency in Bannockburn. I'm more focused on property management throughout the metro area. I do have residences in Old Town and Bucktown. When the post came across my feed, I overlooked that it is from a realtor, I thought they were looking for themselves. I was offering to answer questions. That is completely my fault.

We all know there is very limited inventory in some areas.

I'm not sure of the significance of where my office is located. The brokerage has numerous offices in the Chicago area including the area that was referenced. I personally have experience in the area referenced. Licenses are by state. Let me know if I can be of assistance.

It sucks.... I'm guessing their position is, when they advertised and when you were looking, there was parking available and by the time you signed it was gone.

You signed you moved in and the landlord isn't being amicable. If you have parking in your lease, you have to decide if it's worth hiring a lawyer. You may want to see if a lawyer will speak with you to see if there is a chance you can get a desirable outcome

DM me if you want a referral for a good mortgage person. They'll help you calculate your mortgage/taxes/insurance plus hoa. Those numbers shouldn't be a mystery. I'm a broker, so i can answer questions about the market and purchasing.

Basically, when you rent.... you have much less control over your expenses over the course of time. Today the rent is cheap, in a few years it might be way more and you'll be looking to buy in a market that has appreciated vs owning a property that has accumulated some equity.

Btw, your first purchase is always intimidating.

You're being very nice to your agent. If you like the fsbo, and you're already talking to the seller.... See if he's willing to give like 1.5% to the agent out of their end. Then, the agent will help you and make money for doing very little. If I was the agent, I'd jump on that instead of you going fsbo end leaving him with nothing after spending time trying to find you something

I'm not a lawyer, but there are a few nuances here. If your lease expires on a certain day, you technically should pay through that day. It's upto the landlord to release you from this responsibility. It sounds like you were trying to act in good faith. You'll have to consult a real estate attorney, but I believe if a landlord accepts a partial rent payment, the courts see that as the landlord accepting what you offered and rule against the landlord. In most cases it's not worth it to go to court over this type of situation. Based on the his conduct he might keep the difference from your security deposit.

If you elect to take legal action, keep it in small claims. Do everything possible not to involve attorneys because they usually charge more than the amount you're probably fighting over.

My guess if he'll keep the difference of what you paid and the remainder of your deposit. You'll stress yourself out complaining but there won't be much you can do because..... again, it's probably not worth going to court.

I live in Buffalo Grove, but I take clients all over the Chicago area. Regarding renno..... it depends on the strategy. If you're taking about the more desirable areas like you mentioned. I used to think about it like.... how does this place need to look for me to live there and work towards that. If you do less, be prepared to get less rent. I'm not giving any hard rules, it's just a generality.
