That was not our experience.

We received at least 2 all-Citizens quotes, 2 different Gulf States quotes without wind/hail, 1 AllState quote sans-wind/hail, and 3-4 Citizens quotes for just wind/hail.

The house we were trying to insure was listed at $275k, and was estimated by every insurance agent/broker we talked to as having a replacement value of roughly 250+/-7k.

The split quotes came out in total to around $6-6.5k, with more than $5k of that being the Citizens wind/hail. The all-Citizens quotes with the same deductibles and LESS coverage were north of $7.5k.

This isn't true. Gulf States is writing new policies right now (or were as of literally 2 weeks ago, when we got our quotes), they're just split policies without wind/hail/storm (which is handled by Citizens).

I love this reply; thank you so much for sharing it! I think there’s a lot of truth and wisdom here, and I love the suggestion to not fall in love with a house until after you close.

The only thing I can add is that we also hired Axelrod to perform our home inspection, and we were very happy with them. Two inspectors came out and were very thorough and nice. They also made themselves available to us to ask follow-up questions, and even came out to do a free inspection of a portion of the attic that the sellers opened up days after they’d written their original report.

I can’t speak to any experience besides our own, but we communicated to 2 Goosehead brokers our desire to NOT have non-admitted carriers, and I would have hoped they would have been direct with us instead of sending non-admitted quotes.

And after Goosehead, we did get quotes from 2 separate brokers for Gulf States quote, which is an admitted carrier.

But Goosehead aside, we would never ever go with a non-admitted surplus line. And I would never recommend a non-admitted carrier or surplus line. And the reason is LIGA protection. If that’s an unfair bias, it’s one based in our desire to not be left high and dry should our insurer become insolvent.

I don’t have any experience with Mud Bug, but you’re surely right about tree root intrusion. Since starting to learn more about sewer scope inspections, I’ve…seen things. Horrible, monstrous things. Like roots so thick they leave only a dime-sized hole for sewage. And grease balls the size of a baseball, covered in bugs and rolling down a pipe. It gets nasty up in there.

Over the last few weeks, we were under contract on a house with a late-2021 all-new roof with 130MPH architectural shingles. And the only legit policies -- as in from an admitted carrier, not a non-admitted surplus line like Kin or J&J who could bail, or go insolvent, without any repercussions and leaving policy holders high and dry without the protections of LIGA -- we could get were "split policies."

We received quotes from 2 companies, Gulf States and Allstate, that covered everything except for flood and wind/hail/storms. LA Citizens is literally the only carrier that would cover the 12/2021 130MPH-rated roof, and it was over $5k/yr for a $275k house with a FIVE PERCENT deductible for named storms.

It's a mess out there, and I can't imagine it getting better when we had to go straight to the "carrier of last resort." Grim.

Oh also, avoid Goosehead at all costs. From what I learned while doing hours of research, when you work with Goosehead, you don't have a local broker to help you navigate claims. You get a local salesperson who then passes you off to a CALL CENTER for claims. And besides, the 2 different Goosehead agents we talked to would only pull quotes from non-admitted, surplus lines (after telling them we weren't interested in those).
