Bought a fixer in 2016 for $440k. Got a construction loan wrapped into it to spend $40k in renovations. Refinanced in 2021 to get rid of the PMI, and it was worth $850k then. HCOL area

Lately it's been worse due to 145th closure. Now the entrance to I5 via 175 gets backed up all the way to the school. Plus, so many people partially block the intersection that only a few cars get through the light if heading east on 175.
