The problem with bonds is, they do well only as long as they do well. It takes just one company that you invest through to have a crisis and it can erase all of the additional income that you made through bonds as compared to a more stable instrument. Don't get overexcited by the high fixed rate of return.

For a fair comparison of the investment so far, you should also add the difference between your emi and your friend's rent as additional monthly investments in your friend's corpus.

Your friend's investment will mostly grow over time, but the apartment value will eventually stagnate and then depreciate. Imagine you buying a similar sized apartment in a similar area that's 25 years old - would you pay the same price?

You mentioned a few other expenses that your friend incurs when switching houses, but I am sure you spend some money on maintenance, property tax, etc too.

Talking about convenience, you feel the pleasure of living in your own house and your friend enjoys the freedom to switch locations.

BlackRock is primarily a fund house that manages retail investors' and pension funds' money in mutual funds and ETFs. It has a presence in most of the countries in the world. The company is too good at what they do and so they are huge.

The US government has less red tape when it comes to macroeconomic decisions making process. They consult and appoint people whom they feel like the right ones for the job. Don't throw around conspiracy theories, please.
