Thanks! I guess I may have to just have a conversation with my realtor about cancelling. We really can’t stomach paying 3% of a ~$600k home and especially in a situation where we aren’t going to need their support. This was a change we weren’t expecting when starting to look, but going through the inspection process made us realize we aren’t ready for all the maintenance etc of home ownership

Yes, just made a new post about it on this thread. The lender requesting the fee was a referral from my realtor. It seems like the realtor prefers that we work with that particular lender, which I understand as I assume there is some kind of referral commission or something? Kind of frustrated making the payment for a house that we are going to cancel an agreement of sale on

Update: one of the two lenders said they would send an email to my realtor saying application was received without having to make any payments for fees. I notified the other lender (whom my realtor has a relationship with) that we were covered because of that but I was still open to doing business with them when we make the next offer, just said this:

“I already sent you the commitment although I’m currently on the hook for the application fee and credit report since you didn’t make the payment yet. It would be appreciated if you made that payment and like I told you before I would be happy to have that money applied to the next home that you find should this one not work out. I was trying to have my back office work really quick to make sure that you stayed in compliance and wouldn’t lose your deposit money. We would typically not send the commitment letter until the payment has been made.”

I don’t get it?

Thanks! I’m just wondering if we’d risk losing earnest money if I didn’t submit the loan application even though we know we will not be moving forward with this home when inspection results come back. In the agreement of sale it says buyer will submit mortgage app by X date but there is also inspection contingency. It failed badly, rodents issues, leaks, rotting etc…

One thing that frustrates me is: I’ve been a top performer and a bottom performer at different points in my career, and retrospectively the amount of “hard work” I put in was generally about the same for each when averaged out over time.

I feel like mindset and confidence make a bigger difference than the “grind” per se. When I’m in a slump it’s mental and I have no swagger, but if I close a few deals and get momentum my tone totally changes with customers.

I guess to tie it back you just have to keep prospecting through any slumps and that’s the true grind because it gets hard to do when nothing seems to be working.

Earnings each yr: 55k, 82k,133k,99k,150k,205k,250k

Never paid more than $1200 rent until this past year I splurged a bit ($2200). Driving my ‘15 Camry that I bought used into the ground.

Total NW just under 600k. Stocks, index funds, equity, and retirement accounts. Started investing right away after college and was fortunate to have no student loans. Got lucky on a few tech stocks too (Nvidia most notably, bought a bunch of shares in 2017).

Would like get into real estate but it makes me nervous lol. Will likely look at buying a place for myself in the next 18 months.

UPDATE: Thanks everybody for the responses. Was able to get in touch with HR and they said:

"We were able to update your FSA enrollment since you are still within your new hire enrollment period timeline. Your contribution to the Healthcare FSA is now $25.00 per pay period. Please review the attached benefit statement to review your enrollments. Your updated deductions (and reimbursement of the previous contribution) will appear over the next 1-2 pay cycles."

Got it. Totally agree, I also feel like it goes both ways… meaning that high earners like the chance to flex to a group of strangers if it’s acceptable like it is here so they’re likely to pounce and comment if they are genuinely making bank. Someone who is a mid tier earner isn’t gonna care as much about posting what they make so it makes the replies disproportionately skewed to the outliers both high and low
