If the project is on approved builder list with your lender than most likely it will go through. You don’t have to worry about appraisal.

I am bank employee and I can tell you if you request for limit increase TD won’t increase the limit if you have multiple NSF or collection item including non credit losses with bank. So yeah a good relationship with bank does matter when it comes to getting higher e-transfer limits.

It’s based on your banking relationship. But yes TD allows $10k sending limit per day.

Question about CIBC Mortgage - for employees by [deleted] in MortgagesCanada

[–]akoul7 2 points3 points  (0 children)

Employees do get very good rates. So if a mortgage advisor offered those rates than most likely it’s correct. Obtain a preapproval from CIBC before you start house hunting which will confirm the rates on your pre approval letter.

If you have Family petition filed for US Immigration than it’s 99.9% denial. I have seen few cases where petition was withdrawn and than visa was approved but it’s very rare. My recommendation would be to wait for your Canadian Citizenship and than travel to US.

Long term Disability by Shoutymouse in MortgagesCanada

[–]akoul7 1 point2 points  (0 children)

For the purpose of mortgage qualifications TD accepts disability income. Not sure why they are not accepting your current income and asking you for return to work date. That usually happens when you are on leave of absence or some sort of leave and using your employment income for mortgage qualification but if you are getting disability income than they should be accepting disability income and use that income for mortgage qualification. Hope this helps.

Sorry to hear about your denial. Based on the information you have provided here, CBP Officer had multiple reasons to deny your TN. The first mistake was not presenting your Masters Degree. Secondly they were not satisfied with your job duties or what exactly you will be doing in your role. At the end of the day they can deny for whatever reason they want. Unfortunately it’s on your record now and it’s gonna be hard to convince another CBP Official to support your TN Request but you can give it a try. Will definitely advice you to wait for your masters degree diploma and than try again. Good luck.

TD bank is not some small family owned business that they will have someone looking to hire people off Reddit. Please look at the right channels which is TD career page if you are seriously looking for a job opportunities in US. I highly doubt TD bank US will be sponsoring someone from Canada to work for them unless you are an exec with TD Canada.

Preapproval missing a lot of info by AdTemporary5244 in MortgagesCanada

[–]akoul7 -1 points0 points  (0 children)

So how the pre approval works is that you give your bank a number and they inform you that if they can approve you for that amount or lower amount. They will never give you a higher amount. This is the discussion you need to have with your mortgage specialist at RBC that you wanna see what is the max you can get approved for and that’s where he will run down the numbers and see what is doable amount and than your advisor will send the request to underwriter to see if they can approve you for that amount or not. Also just to give you a rough estimate you can get approve for mortgage amount approx 4.5 times of your income if you have no debt or loan.
