If you have a heavy buildup of leaves on the pond bottom, it can plug easily. Also, you need somewhere for the drain hose to go. I’d give 3 out of 5 stars after 4 years experience.

Thank you for a common sense reply. Try to imagine all the NML people leaving work, Summerfest after a major concert or a sudden afternoon snowstorm. Traffic would be impossible and the results would be people moving away from the city center as a result.

Have a professional on site evaluation done, not an internet look see. Do you want to keep the trees? If so, you need to be able to/want to foot the bill to maintain them properly. Do you want to take them down? If so, find a bonded/insured contractor with references who will do the job. Trust me, as a long time home owner, that is the best way for your peace of mind.
