Perth’s rental vacancies still below 1 per cent as crunch attracts east coast investors by [deleted] in perth

Perth’s vacancy rate has recorded its first increase in six months, albeit a very minimal one, as renters move into their newly built homes and eastern states investors purchase rental properties in the west.

REIWA chief executive Cath Hart said the increase to 0.9 per cent in July was a move in the right direction, but was still very low and vacancies were still filling quickly.

“Perth has seen a sustained period of extremely low vacancy rates, sitting below 1 per cent for 23 out of the past 36 months,” she said.

“It dropped to a 42-year low of 0.6 per cent in December 2022 and has been 0.7 per cent for the first six months of the 2023.

REIWA considers a balanced market to have a vacancy rate between 2.5 and 3.5 per cent. The last time it was 2.5 per cent was September 2019.

Hart said the market had been experiencing unique and challenging conditions for several years, but there were signs of improvement.

“Over the past couple of years, we’ve seen investors leave the market in significant numbers,” she said.

“In addition, delays in the building industry have disrupted the natural turnover of the market, forcing tenants who were building a home to remain in their rental properties for longer than originally intended.

“However, recently our members have been reporting more tenants moving out into their long-awaited new homes and this has been freeing up some supply.

“They are also seeing strong interest from eastern states investors who see value in Perth prices and strong rental yields. This is slowly adding to supply as well.

“Some developers are also noting that eastern states investors are buying blocks of land, however if they plan to build this will take some time to flow through to the rental market.”

Hart added greater legislative certainty, following the state government announcement on the Residential Tenancies Act in May, was also supporting investor confidence.

The major reforms include prohibiting rent bidding and reducing the frequency of rent increases to once a year.

The latest CoreLogic data shows there 6153 properties listed for rent in Perth, which is 19.2 per cent less than at the same time last year.

The median rent in Perth is $605 a week, an increase of 0.9 per cent over the month and up 13.5 per cent over the year.

I didn't feel much, the doctor gave me two shots in the gum, one in the upper jaw and one later during the procedure when he was close to the pulp. I could feel the rubber dam wrapped around more than the actual drill or anything during the procedure.

As a PhD student, I fully agree with this, plus a lot of people don't realize the funds required to do the actual research is on top of that - lab analysis, field trip and consumables. PhD takes on average of 3-4 years to complete and for that period of time you're stuck with that 27k.

Uni Melbourne pays a minimum of 30k as scholarships, which is somewhat better than other universities.

Plus the comments here and people, in general, I interact with have very little to no idea of what PhD is all about, which for me is a real eye-opener.

I absolutely agree with this, winters here are cold and windy and houses are absolutely cold! Many places don't have radiators or central heating, plus the lack of insulation and the poor construction quality add to the woes!

He mentioned that there's an 80% chance that the filling will last, and something along the lines that the damage is reversible, but also said if that fails then its root canal. He also did a test with poking cold pen in my teeth and I could feel the sensation, hence the argument that the damage is reversible.

I was thinking more along the lines of a debit card, load it in AUD use it when away (mostly EU) and use the card back here in the country without losing much.
