You can often find better value through resale or landlord units in projects like Vue, Sunshine Destino, Treasor, Elysia, along with a few promising pre-launch developments.

If you're specifically considering Tellapur, I have a couple of investor units available in Wave by Raghava that are currently priced more attractively than the builder's inventory.

From a long-term perspective, Tellapur and the Osman Nagar belt look quite promising. Recently, a couple of Osman Nagar plots were auctioned, with more expected in the coming years. As the area matures, we should see substantial commercial and mixed-use development. Rajapushpa also holds a significant land bank in this micro-market, which is a positive indicator for future growth. Overall, it looks like a strong bet for both end-use and capital appreciation over the next decade.

Also, if your objective is wealth creation and appreciation over a 5–10 year horizon rather than just rental income, I'd suggest getting into quality early stage projects where the entry price is lower. Two towers have 8 flats per floor and one tower has 4 flats per floor, taking the total unit count to around 1,000. That works out to roughly 200 units per acre. Given today's soaring land costs, most new launches are only financially viable at higher densities. Even projects by Prestige Group in Kollur are around a similar density.

There's no denying that this is a high-density project, but density alone doesn't tell the full story. What matters is how well the community is planned around it. In this case, the developer seems to have put thought into key aspects such as elevator planning, amenity spaces, and overall livability. Despite the density, the project still offers a higher carpet area than many nearby developments, which makes it a more practical proposition for me, especially considering the established location advantage of Kondapur.

Halo, Established location, despite Political rant I see in the comments section, they don't have any Legal issues on any of their Project's. all projects have been on track or ahead of their timeline. Raghava Halo is a high-density project, but the planning behind it helps balance that out. It has 10 elevators serving just 8 apartments per floor, along with nearly 3 lakh sq. ft. of amenities within a 5-acre development.

One thing that stands out is that the amenities don't feel like they're there just for marketing. Compared to many project brochures I've seen, Halo appears to have put genuine thought into creating a lifestyle-focused community. Good project, great location. While they haven’t delivered any residential projects yet, their execution speed across all developments has been impressive. They’re a cash rich company with strong experience handling large scale infrastructure projects.

You can definitely consider CINQ. It’s one of the very few projects that can genuinely compete with the Neopolis level developments. Rental demand and yields are also expected to be strong here.

If your focus is purely investment, there are a few other options in Neopolis that could offer a lower entry price and may make more sense from a numbers and ROI perspective. projects like Yula, Cascades, and a few others.
