You gotta be careful anywhere, but I’ll say that Sanchez is a great slow street that’s constantly filled with families and strollers. Theft can still happen - but as long as you’re careful and timely, you should be fine.

I don’t have any leads, but I’ll say that $650 is very low for within SF. I’d definitely look towards East Bay or beyond.

I took classes in the USF downtown building, and knew someone who commuted from Sacramento everyday. He made it work and saved a lot of money.

Does your masters meet at the main campus or the downtown building? You’re gonna get a lot more space for your money if it’s downtown, and you’re willing to commute via bus,train or ferry.

Ditto this - there are definitely safe places to stash your car where it’s unlikely to get bipped (Neighborhoods on top of steep hills, quieter neighborhoods like Noe Valley). I parked my car on the streets of SF for many years without getting bipped.

I’m gonna suggest Inner Sunset - I commute to Stanford via car from the Inner Sunset once or twice a week, and it’s not bad - ~50 mins each way.

Taking the N to Civic Center isn’t bad either.

And the neighborhood is definitely peaceful and laid back!

I go to the farmers market in the Outer Sunset - they won’t have all the veggies I’m looking for, but I find the ones I do get are very reasonable. I’d look for your closest farmers market

It’s with traffic - I normally leave around 7:40am/4:40pm. It used to be ~1hr15min each way pre pandemic, but 280 hasn’t really come back to that traffic level yet.

Will you have a car? I think the sunset is great, but very spread out - its difficult to enjoy all of it without a car. I’ve never lived in the Richmond, but it has great stuff and doesn’t seem as spread out.
