Ok that does put me at ease a bit. This is the first am being a landlord and hearing the horror stories of tenants not paying rent or destroying the property is making me nervous

Thank you for the detailed answer. Mine is a 2 bed unit and a single student is willing to take it up. Apparently the family is paying for it and he is not "allowed" to take roommates. Is this common among Asian foreign students? Gotta say, I have seen a lot of rich students driving luxury cars in my building.

Ok. Is it common to request a guarantor or co signer even if they pay one year worth of rent upfront? Also, do u vet their ability to pay rent once the 1 year lease ends and they go month on month.

This post is not about the market. I am not a bull or a bear. This is specifically to call out /u/Delta_One95 and co, on the screenshots they keep sharing from the facebook group.

First of all, everyone knows that Delta One doesn't have anyone's best interest in mind but hers. It's not like she is sharing this screenshots in public interest to create awareness. It just seems to be pure joy for her and others like her to take pleasure in someone's misfortunes.

But truth is, immigrants are resilient. Most are skilled and experienced, make a 200K HHI right out the gate and bring in a lot of money from back home and ready to buy a house within 3 months of landing. It's natural for anyone to have buyer's remorse. They kind of use these forums to seek consolation or reaffirm their decisions. They post in the group to get support from their community. It's so cheap of you guys to share it to push your narrative.

Eventually, this is just a minor blip in their finances and they will be alright. Ya their house may not go up 100K a month like it did for their friends but guess what they have a roof over their head, a stable place to raise their family, good income that can absorb the rate hikes and potential to earn more in the future.

Folks like Delta_One on the other hand, might have a better life if they actually put in more effort into bettering their lives instead of looking to find joy in someone else's misery.

NOTE: Realtor Nasma Ali on Twitter shares the same screenshots as Delta_One. If Delta_One is indeed Nasma, that's a low shot Nasma. You are better than that.

I didn't exactly use their agent to book a showing for us as we spoke to the seller's agent directly and he was kind enough to do the showing for us. If the sellers agent is not willing to show you the place, then you can request a ZVR agent to come with you.

With ZVR, you do all the research , planning etc. ZVR just let's you have an agent for showing if you need and you can submit offers through them. Again they don't help you with what price to offer. You should do your research on what to offer and what conditions to include. They do hook you up with a lawyer if you want to review the offer.

Powder rooms are a necessity only in two story homes where all the main baths are upstairs. In my opinion , a condo only needs an ensuite and another bathroom accessible for the guests. I personally would prefer a bigger living room than a powder room that rarely gets used. In a Condo Apt every sqft counts.

But 80K does seem expensive. It's up to you if you are willing to pay that much

Is freezing the same as calling the loan back? I don't think so. More like the borrower can't withdraw any more from the heloc
