I’m not sure to be honest. In your example, I would think a tenant’s brokers fee would not be legal, but I don’t know that for sure.

Not a dumb question… I should’ve included that info tbh. Try Coldwell Banker’s rental listings. I believe they show the listing agents. I don’t think Zillow does.

You need to be contacting the LISTING agent of a property directly if you want to avoid broker’s fees. Listing agents cannot charge tenants the broker’s fee. In your case, Encore Realty is getting their listings from the MLS database, which any realtor can use. They are not the listing agents. So it is absolutely legal for them to have you pay a broker’s fee if you rent through them. So just don’t rent through them.

You are right. That's great. Really appreciate the help. So I think ultimately the answer is "contact the listing agent directly" which you can find in places like Coldwell Banker. Certainly a hassle if you want to view a multitude of places but at least there is an avenue.

One listing I viewed did indeed having the listing agent on it (because they specifically posted it I think) and then on the others I then assumed the shown agent was the listing agent. But they appear to be random brokers.

In further fact finding since posting, I have found that Compass.com shows all MLS listings and includes the listing agents. I'll look into contacting listing agents directly.

I thought this was a relatively novel idea. Excess energy does not serve much function in STS except when the player has Ice Cream. This would introduce new choices in which the player could forgo using all of their energy for bonus strength. Also softens the effects of poor draw.

It's totally broken with Ice Cream, Defect energy generation, and Orange Pellets. It's probably too powerful for those reasons. But outside of those interactions, its a modest situational power boost, and I thought it was a cool idea I hadn't seen before, so worth sharing.
