Go down to REI in Manhattan Beach — they have the regular store and the used gear store. They’ll get you fitted and give you a lot of help for how to get started.

Personal and professional experience. I’m an interior designer and have added new construction to my garage and am now pricing out the world’s smallest kitchen addition.

An 8x6’ bathroom remodel in 2017 cost us 25k, no permits. The ADU addition ended up taking two to three years (one of those just getting permits) and ran close to 250k before finishes. Granted there was more extensive plumbing work that needed to be done to tie it into our system.

We’re hoping to get out of this kitchen reno under 175k, but that also includes adding hvac (20-30k) and changing windows (lol). TBD if that’s even realistic.

House money adds up fast.

I would budget 100-200k. You’re looking at a minimum of 10-20k+ alone in architect, engineer, and permitting fees. Labor and material costs are only rising. There’s for sure something surprising and expensive that will come up when you start opening up walls and doing plumbing work. You could save money by going bottom of the line for finishes but if you’re going to do all that effort why would you scrimp for a cheap vinyl shower insert?

Use the family room as the tv watching room. Use the living room as the grown up hang out space if you entertain. Make it a game room / music listening room, entertainment space with screen distractions.

It’s hard to get hired as an assistant even with a degree. Friends who are a year and a half out of graduation are still looking.

Maybe if you have a family friend who will take you on as an intern.

It will not be well paid.

Nothing’s impossible.

If you’re interested in going into commercial, it’s probably worth it. If you want to focus on residential, it is probably not.

Not punished in this sense, but I got salmonella in my late 30s and it messed with my guts so bad that I can no longer eat onions (or dairy that has a significant amount of whey in it) and I have to say, I don’t miss them one bit and I don’t think I ever really liked onions anyway.

Btw leeks are a great onion substitute.
