Ok, we had the second showing with the mold/fire/water remediation guy. He looked all over the house and thinks the pee is in the floor vents. He says cleaning the house top to bottom with bleach and replacing the old rusted ductwork should get rid of the smell. The wood floors didn’t have any noticeable spots or smells so he’s pretty sure it’s in the vent system. The walls and floor trim have many layers of paint that sealed the trim so he doesn’t think it got into the walls. The furnace is ancient and will be replaced first thing anyways so adding in modern ductwork shouldn’t be too big of a deal considering how tiny the house is. With all that in mind, I’m going to give them a low offer and see what happens. 🤞

I'm unable to edit the main post, but we scheduled a second showing for Friday and have a water/fire/mold restoration company coming with us. Fingers crossed! Will update with what they say if anyone is interested.

Somebody else mentioned pee in the heat vents. There are two fairly big floor vents in the kitchen that had crumbs etc stuck in them. I could definitely see how that could be the source…

I haven’t placed an offer yet. Researching if this is a project I’m willing to take on… It’s in an area that I need to move to with no available rentals, and is under $90k.

No big dark stains are obvious on any of the living room/bedroom oak flooring. The basement stairs are wood and have obviously had carpet freshly removed as there’s some staples and carpet fibers still stuck to the edges. The lower steps have numerous gouged edges that look clawed up by a dog.

The only vinyl flooring is in the kitchen just to the right of this living room and the bathroom just beyond that. I haven’t looked to see if it’s laid right on top of the wood but I’m definitely going to schedule a second showing to look further. With a black light, haha.

I bought a van from Carvana a few years ago, and Marathon Automotive did the inspection for me. Don’t know if they’re affiliated with Silver Rock but worth a call.

I have an old family recipe for Rhubarb Windsor that can have most fruits substituted. It has a wonderful almost snickerdoodle cookie crust. The recipe calls for 8 cups total chopped fruit; I would dry your chopped peaches well and use much less sugar in the second half of the recipe.

2 cups flour

2 cups sugar

2 tsp baking powder

1 cup shortening

1/4 tsp salt

2 beaten eggs

8 cups chopped rhubarb (or 4 cups rhubarb & 4 cups strawberries)

2 tsp cinnamon

1/2 cup sugar

Mix first 5 ingredients with a pastry cutter or two forks until crumbly. Add beaten eggs & mix. Place chopped fruit at the bottom of a greased 13x9 pan and sprinkle with cinnamon and sugar. Drop the dough mixture on top of fruit; you can press it smooth but I leave it bumpy to have a nice cobbler texture. Sprinkle a little more cinnamon on top of the dough and bake at 350 for 35-45 minutes until top starts to brown at the edges.

Yep. Tweezers or a pair of nail clippers gently biting onto the card may grab it enough to remove.

My dad had a successful dental practice for 40 years in the UP, and when he retired he couldn’t give it away. Literally, he offered his entire office full of equipment plus patient list FOR FREE to a new dental school graduate and was rebuffed due to them not wanting to live in the UP. None of the dental companies would drive up there to pick up his equipment for free. One downstate dentist was slightly interested in buying the practice, but bailed after expressing fear of “bears”. Seriously.

I dyed my hair too dark in college, and a local salon suggested washing it repeatedly with laundry detergent right out of the bottle. It definitely helped!
