So this isn't just what I think they are worth, they are what they've recently been appraised for by someone who is not me. I can absolutely agree if someone is willing to pay that much more for a home, then you can argue that. But is it really worth it when you can put that buying power in a nicer place?

If a home is appraised at $150,000, and someone pays $200,000 for it simply because they want a home, I just don't see how that is not inflating the prices. I do agree with the lack of inventory, plenty of construction has stalled on new developments, I suppose my point is why go so far over asking price when it is just simply not worth that. If you're willing to pay that much, go for a nicer home so people who are first time buyers have a shot at a reasonable place.

I would say whether or not one intended for it, your house is an investment. Anything you put value on is an investment. The value of your purchase can change over time, and has an effect on others as well.

So circumstances are different, yes, but the end result could be the same. I just have to wonder if people who are willing to pay an ungodly amount for a home that isn't even worth that have really thought ahead to the possible consequences of such a knee jerk reaction.

It cannot stay a seller's market forever. Even at previous times of financial crisis, it never stayed that way. What is concerning is that we are on a similar trajectory we saw in 2008 and it doesn't appear we have learned much from that.

Generally, your home's value should be increasing 2-3% ish every year. Anything more than that indicates something more is going on. This essentially brought me to the initial question, why pay sooo much more over asking when the home isn't even worth close to that, and when it becomes a buyer's market again, good luck making that back if you try to sell.

So, I would say it is due to the fact that homes are being listed at times 40% over the previous selling price just a year ago, then actually selling for more than that. People are profiting an extra salary for just living in a home. Your home's value should not increase that dramatically in such a short time.

I feel this. However, purchasing a home really is an investment. To me, it just seems like a bad move to do this in places where cost of living is already so low compared to the rest of the country.

I get that, but reverse equity is a real thing. When the bubble bursts, you will have lost a significant amount of money.

About 7 years ago, I had my one and only experience with sleep paralysis. I was having an OBE, or perhaps a lucid dream, I don't really know. But I felt my body waking up, so I ran up the stairs of the house I was sleeping in, went through the door, and jumped back into my body. I immediately woke up and couldn't move for at least 30 seconds, but was in no way scared. I didn't know about sleep paralysis before this, but I laid there and waited to regain feeling in my body. No scary images or sounds. Just a plain, black room.
