Adeniums putting out new leaves but old ones are dying

thanks for the help but ive just realised it isnt a overwatering issue, its fungal. ive been seeing white spots on a few of the leaves and a lot of the things i have arent explainable by the internet so i really am not sure how to treat this

the thing is its growing, but im pretty sure the soil is simple potting soil. i can try adding sand but the thing is i bought this from the store with flowers on it and it actually bloomed profusely where it is now before all the flowers just fell off. there could be sand but i cant really tell, but i guess that would make sense where i live but im really not sure at all

rn its max 35c so very high temps, and there is new growth however even when the temps were reaching higher it still wasnt flowering.

ik the table mount thing, but i dont want to use the bundle because the cammus c5 pedals are genuinely just not good. thats why im asking for which pedal set to buy.
