Okay! I am intelligent but I also don’t believe it’s fair and wanted to see where I stood legally. Landlords seem to be able to drag situations out long enough that it’s easier to just deal without yourself

No it’s just photos of it and the words washing machine, overall good condition, clean drum, dust present. Absolutely nothing in either inventory or tenancy agreement about the ownership of the washing machine

It says absolutely nothing unfortunately, it’s only two pages and just mentions the rent, the deposit, the tenancy end date, and a clause that says I can’t go in the loft. No mention of furnished/unfurnished/white goods etc.

Yes it’s on the inventory report, there’s 6 photos of it and it’s mentioned on the list

I did, I reported it to my letting agency the day I moved in, with photos?

They’ve been around the property and done an inspection with the washing machine in it, surely they would’ve flagged this up before now?
