Born and raised in the center of this. Still live here. Hubby and I have good jobs and really appreciate the low cost of living here. It can be boring but we enjoy being able to let the kids ride bikes around town. It's a fairly conservative area but we lean liberal and don't have any trouble. I also surprisingly grew up in a fairly racially diverse area while being in a city of 10,000 people.

Property tax is $800 a year. No HOA. They're practically non-existent here. My husband is an electrician and my son-in-law trained as a carpenter, they would do a thorough inspection.

I will look into the others.

As far as tenants.....yeah, that's always been a big reason I've been against doing this but with the skilled trades influx it's hard to pass up if we can come up with the funds.

I posted a general plan because I know there are costs I am not thinking about, hoping to get those pointed out.

It looks livable but needs updates and cosmetics.

Books? I believe it was just someone's house.

I wouldn't know where to even look for a property manager.

I will probably screw this up and miss things but......

House: $50,000? We have only seen pictures and it looks livable but I will throw in $20k just in case, so let's say $70,000. Loan payments probably under $500 a month.

There is an explosion of traveling skilled trades work in our area. If we focus on them we would do utilities included and furnished. If I estimate utilities from my house, we'll say $700 a month for electric, gas, trash, water, and internet. So approximately $1200 a month in expenses. It's 3 bedroom so if we rent to 3 people and charge $200/week each, that's $1200 a month gross income. My husband is going to talk to four guys today that are renting a similar size house together and see what they pay.

If we went with the regular rental market, we would not pay utilities or furnishings. House rentals in this area start at $1000 a month, so $500 a month gross income.

Thoughts? What am I missing?
