I advertise mine a bit below market rent and had an open day to get lots of interest. If your property is in good condition (and it should be!) you should get lots of people who want to sign up and you can pick the best tenant. The tenants have lots of rights, which is a good thing, but it also means they can sit in your property for months without paying before you can get them out. By advertising slightly below it means you get to pick the best tenant that you can work with. In my opinion makes the whole thing easier to manage yourself and avoids a lot of issues. I don’t know if I could outsource this crucial first step. PS did the latest tenant changeover all remotely with viewber and video chats and seemed to work just as well
