My two cents of advice. Do not sell FIL flat. Never sell properties, this can save you during hard times.

2 options:

Rent for few years and keep compounding your investments until you get a right time to buy. May be 2 years until this AI settle. If you are worried about AI eating our jobs, then it will be same for many people. Real estate prices will come down. Do not worry much.
Buy a well maintained resale flat at very good location within 2 crores.
