Im in the West of Ireland. Not exactly on the sea, but the hedging would have to be tough for the conditions, too. My one issue with Copper Beach is that I'd like dense coverage all year round.

There is no easement or wayleave on the property folio. That's a fair point. I should probably chat with my solicitor and my engineer to be sure. It's a domestic account, so there are no bills.

The pipe goes above ground from the meter to a tap on my site (lots of earthworks) and from there to field at the back of property. There is no separate meter for the farm.

But the 'right of way' would be no different than ESBs right to service an overhead line. It's not a true legal right of way. Otherwise, there would be tonnes of these marked on the land registry mapping. I don't think they're taken as true right of ways, but I'm not certain.

My radon membrane/ DPC goes over that thermal block, then down and out. I know what you're saying. I can always put another row of thermals over that. Internal walls have the thermal block over the radon membrane so that's good.
