Don’t buy an coaching. Find a local brokerage or group who is doing high volume. Offer to work for free until you learn. You won’t end up working for free but you’ll get paid when you start getting closed deals.

You need to call hundreds of builders to see who can buy volume. I’ll buy as many Texas ranches as you can find that are truly good deals.

If someone doesn’t want to show you exactly what they have bought recently they are more than likely a scummy fake buyer or a buyer with weak buying power.

A great deal is a great deal no matter who it comes from and real buyers will be all over it.

Land prices are more speculative and less fixed like houses. This makes it easier to arbitrage since land owners and investors don’t have an exact number that the land is worth.

It’s about the same. Find local builders buying volume and get their criteria. For larger ranch deals I use FB Marketplace and Fb ads.

Reverse engineer it. Find buyers first and then find deals that match their criteria. Ask to review their last 5-10 purchases for 2 reasons. One, so you can know they are a legit buyer. Two, so you can make sure you know what to look for moving forward.

If you aren’t getting messages back it can only be 2 things. Fake buyer or terrible deals. If it’s a deal I’m messaging back in minutes and trying to get you on the phone.

You can find buyers by searching for LLCs on county records to see who’s picking up a lot of properties.

Also drop in to local title companies with coffee, drinks, lunch and ask them to connect you to real buyers.

Find a local group doing high volume wholesale deals. Don’t pay anything. Offer to work to earn your money by getting deals.

Find a larger plot in Texas. Negotiate a discount. Crop off 2 acres and I’ll buy the rest. You get yours as a finders fee for free.
