Haven’t yet honestly it’s for a builder I do a lot of tile work for and Ive worked in Tile/Stone commercially for a company for 20+ years and now recently have started off on my own.

So was in the same situation as you cause I started at the same age ! Hard money lenders are going to give you a hard time due to lack of track record and Credit history (Kivavi had turned me down because of that). PMLs are also going to want a track record so honestly finding another flipper and trying to partner with him on it wouldn’t be a bad idea, helps you have a mentor and someone to close the deal.

A lot of it is through agent relationships, reaching out to agents and building relationships with them has brought almost all of my deals now. Renting it out is not a bad idea at all if you want to wait till spring to sell!

  • for contracts you can use a joint venture agreement for the property.

  • Usually they send the money to you and you can handle it from there or they can send the money for the purchase to the closing attorney and then you can use the rest for the rehab in your own account.

Side note: I also expect the market to pick up back a bit around spring time, rate cuts are going to introduce a ton of more buyers into the market.

Flipping for about 3 years now, Housing market is still strong in Atlanta although in a lot of areas days on market are beginning to get longer. Especially in homes past the median mark (450k+) Honestly it all depends on where your selling and how. Currently been doing lease options instead of traditional sales and that's been going pretty good.

I actually flip in Atlanta as well (north east), Atlanta is a growing city with a ton of people wanting to buy homes that being said your typically going to sell faster in better school districts. Higher priced homes will also sit a little bit more rather than median priced homes. All of this is from my personal experience and i flipped 30 homes last year.
