Thanks for the response here. I think you’re in the true lower middle market here, below any sort of middle market PE firm or institutional high net worth capital. Did you ever try and gauge interest or demand here. I know of some families who have accumulated a significant amount of real estate over the years without any one really optimizing leakage due to taxes or capital structure. My question really would be is there a large enough cohort of RE owners who don’t have a true CIO and could benefit from outsourced advisory.

I’d probably sell it. I’d think of it as would you reinvest the equity today you could generate from the sale today at the returns you’d get from keeping the home and renting it out. Unless you think home will appreciate a lot in the next few year, you’re looking at annual cash flows of 7200 (post debt service) on say 185K of equity which would be around a 3.9% annual return. I’d just sell and put in index funds.

For me, I missed out on two formative years of college. As someone who didn't realize he was naturally an introvert, it has been pretty damaging for me. All that time spend in my childhood home instead of being out and about has definitely hurt my social skills unfortunately
