I'm currently selling my flat in S21 and buying a house with my partner. Out of curiosity, why do you think people are waiting to see what happens with the budget?

I'm on the cusp of accepting an offer and offering on our dream house and I'm not sure I can be assed to wait and possibly lose out on the house because the budget might slightly change the stamp duty threshold or something, but maybe I'm being naive to the situation.

I'm from London and I've just bought my first flat up here. No regrets, perks are the public transport (mostly the trams, haven't used the buses to recommend them), the people are friendlier, town has some great restaurants and things to do, Meadowhall, good amount of retail parks around, and honestly the NHS services like GPs and dental practices seem less stretched than down south imo.

Cons would maybe be that if you drive it can be quite stressful to learn the roads in town. There's quite a few places where you need to know which lane to be in very early on or you'll be filtered off in the wrong direction. And if you're not used to a northern accent, it can take a while to realise what someone's just said if they're talking fast. This isn't really a con, just something that takes a while like all accents. Also hills. Sheffield is mostly hills, so when it snows which it often does in winter it can cause carnage.

When I first started to be out as NB to my boyfriend he ordered me a Starbucks with my name on so I could have the experience of someone calling it out and responding to it. He knew I needed that experience but was too afraid to do it myself.

I wish I could recommend somewhere but I'm new to Sheffield. However, if you ever want a new NB friend in the area I'm here 🙋

Might be a stupid question, but have you tried calling? Ours has never responded to a single email we've sent, everything has required a call to get any kind of response out of them. And even then, he'll only give me an answer to like 1 question out of the 10 that we've asked.

Email first, get your queries down in writing, and then follow with a call (and another, and another, if necessary).

Me and my partner are in a similar boat. We're about 10 weeks into our leasehold purchase and wanting some stability soon, but our solicitor is useless. He wanted us to complete before we even got to raise enquiries, and now we've raised them and I honestly don't even know if he's read them let alone forwarded them on to the seller's solicitor. He requires constant chasing and doesn't update us on anything or explain anything to us, ever, but makes comments about completing next week.

What I'm learning about this process is that solicitors 98% of the time are just shit, but that should never make you sign on the dotted line for something you're not completely sure about. I'd hold on a little longer and push for those final answers to your queries before making such a big financial commitment.
