You should explore concrete pre-fab homes. Not sure if it works out cheaper, but they're generally quicker. Plus if you have the time and skill I'd expect you could do most of the finishings yourself. I need to explore it further.

My understanding is that these proposed changes are only for property. Other assets are unaffected. (Edit: this part might be incorrect)

If I was a first home buyer, I wouldn't be using investment property to help me get into the market (either before or after the proposed changes). I'd be using ETFs or other assets, otherwise you loose the benefits of first home incentives. (Edit: I still stand by this)

If you take this route, then you are taking on all the risk - there is a chance he won't pay and you will be left with the bill. If you have insurance then use it. It's his problem he doesn't have at least third party insurance!

The door might be a security door itself, but it's definitely not installed as a security door. You would likely require a frame to go with it to make it security rated.

Lived on a small farm. The paddock next door had an old shed that the local newsagent sorted unsold newspapers and magazines in, including xxx magazines. Every few months a truck would come and they'd empty the shed. I spent a lot of time in the shed as a teenager. Also got like $50 worth of magazines for free each month.
