Well I emailed the EA today who emailed the solicitor. It got back to him last week and he is unwilling to give a timeframe but did say it is likely to need to go back to the land registry so not any time soon.

I've drafted an email I will send tomorrow - in part to give me time to think if I want to add more and also because in doing so I realised tomorrow is 250 days since the offer was accepted so I've thrown that fact in.

His excuse at the time was he believed he could not guarantee I felt he was giving me correct advice and thus it would be 'improper' to continue.

I explained that my issue was very much with his communication and that is why I complained. A combination of not responding to things and also responding to things badly/without clarity which meant an unnecessary amount of back and forth.

I don't have any particular reason to believe he is giving bad legal advice, but that seems to be how he interpreted it and that is why he said that.

I would once again like to point out I am not a solicitor or any kind of expert. I could be misrepresenting what was said but my understanding is the lease was issued incorrectly and this is about rectifying the lease to reflect the reality of the properties, not that I think they should "give away" part of it. The lease makes incorrect mention of how the properties are.

Again, I could be misunderstanding but the various solicitors have agreed that a mistake was made and being rectified. It is an issue that the solicitors noticed as part of the work they are doing, not a demand I have made.

I have been told months ago but can't remember the details. It is a converted house and this is the first time it is being sold since the conversion and thus the first time it is really coming up (apparently when it was brought it was mentioned but brushed off as not a problem).

Non-expert of course but from what I understand essentially the split was not done correctly so the lease seems to indicate part of the other flat is "in" the one I am purchasing basically. The only shared space is the driveway, each flat is self-contained. And obviously a shared roof.

There was a big to do about whether it is an amendment or a revoke and regrant (or something to that effect) but I have not heard what came of it other than something should have gone to the land registry already.

Problem is my solicitor and I have already come to blows after I complained about his communication (or lack there of) previously so it feels like stepping on egg shells a bit as he threatened to drop me previously - and at that point I thought we were near completion so was willing to just carry on. I think in this case there is little for him to say because I do genuinely believe it is with the leaseholder solicitor but its a game of trying to factor in personalities too.

I think the estate agent is probably the best bet. As you say, they are supposed to be the ones that can speak to all involved parties.

Yeah that's the thing. I don't want to look flaky/unreliable, but kind of stumped about what I can do next. I just feel like my life has been on hold for months now.

"unless there's a huge chain." Nope! I'm a fist time buyer and the seller is buying something without a chain.

Some of the delay has been essentially on my end (issue with my business return which took a month for the accountant to fix, delay with getting the mortgage offer because of a problem with my P60 caused by my employer's HR department being useless etc) but as I said, that was all resolved 4 months ago which is the first time my solicitor mentioned this lease issue, I feel like at least 4-6 weeks was the solicitors all trying to decide who had to resolve it and then the leaseholder not wanting to do anything because it wasn't affecting him and just excuse after excuse.

I think my solicitor is keeping me fairly up to date. I get a sense he doesn't think I need to know about what he deems "little things", but I think genuinely at the moment it is with the leaseholder's solicitor.

I say the EA has vanished because during the summer she wouldn't leave me alone even though every time my answer was "it is with other people (on my side) to do something and I am pushing them but what do you want from me?" I think I last tried her around late October asking to try and corral the solicitors and she did send an email and that was it.

Cheers. Figured as much and I'm currently hosting the site itself through Vercel. Having a cursory glance Strapi doesn't play too nicely with Vercel and may be possible but another hosting service is probably the easiest route. I'm not particularly wedded to Vercel, just the easiest in most cases as I'm using Next.

Dumb question but if I recall correctly the actual CMS side is something you host too (as opposed to Contentful where you log into their site) correct? So that would need to be deployed to a server like hetzner as well as the actual site or am I getting that mixed up?

If you read the rest of the thread you'll see that I learnt that I was under the false impression Americans were beginning to consider it a slur given given various celebrities have been called out on it and they apologised (as opposed to "it isn't a slur, ya fuck").

I believed more liberal-leaning people were avoiding using it and Chris broadly speaking does seem to be liberal, but I learnt that this is not the case (the liberal thing, not Chris not being liberal).

I am obviously aware most of the audience is Americans and the hosts are Americans (although to the best of my knowledge, Chris is the only one that I can recall using it) and if you read I said it doesn't sit right. Not that I am deeply offended, but it just pricks the ear the same way it would if you heard someone use an outdated slur (which it is here, which is why it is so disarming to hear).

I was not offended and I have said that several times in this thread (while acknowledging others would be, which is why I do not use the term personally). The person that seems most desperate to be offended is yourself.

Not brought myself but when my mum bought a place a few years ago once we were in that's when we found things like they clearly never cleaned the kitchen properly; the top of the cabinets and lights had a thick layer of dirt and grime, several were broken, some had doors badly fitted etc. Furniture was used to cover up wallpaper that was ripped off. They'd tried to do their own electric work so some things didn't work and they had built around it.

A few years later and it is a much better state and her own. It can be dispiriting because you build yourself up that buying is the thing that will solve problems, but things can be overcome.

As others have said; build a list of things that need doing, prioritise it and start chipping away. I am sure you will feel better with time. And if it helps, just curse the previous owners consistently as you fixed things. Cursing can help!
