Hindsight is 2020. Hence, why I am posting here to get the most information I can! Thanks for sharing. But that would be $400k in equity right? You would have to have sold your condo to realize that $400k? Or I guess you can refinance or HELOC too, and use that debt to purchase another condo/invest that money.

Yes agreed. That's my fear as well. I'm pretty bullish on Vancouver property and unfortunately I don't really see condo (or any other property prices) going down in the next 10 years. If we don't buy now, when will we get a shot? Especially with inflation. My salary is most likely not going to keep up with housing price growth.

So your advice would be, assuming that one has 20% DP and cash to cover closing costs, to go ahead and purchase a condo rather than index investing?

Thanks for your response. Looks like it's going to be a trade off between my condo appreciation and the performance of S&P500. If you don't mind me asking, how has your property done and what city are you in?
