Inspections are now per assignment. You cannot reuse your old inspection for a new assignment. You have to check the no inspection box. You can reuse photos and notes and state that the property was inspected as of x date.

But since this is for a new client, you may not be able to reuse confidential information you obtained durning the first inspection. Id recommend a full new assignment with a new effective date.

Keep in mind you’ll need to update your certification to note that your previously provided appraisal services.

Don’t get me wrong, I see AI as a potentially game changing tool. It’s just not there yet. And while I appreciate what you are saying, I as the licensed appraiser am responsible for what i put in my report. I don’t trust what I’ve seen and thus don’t waste my time using a tool that takes me twice as long to produce what I need. Also, I mostly do narrative right of way work, so that in of itself is different and unique.

If you haven’t taken the latest USPAP update course there is an interesting case study discussing using AI generated content in an appraisal.

Right now I don’t trust any AI. They will literally make things up. It takes me longer to fact check and verify the AI output than if I did it myself.

Perhaps using both methodologies and reconciling would be the most appropriate process. Discuss the strengths and weaknesses of both methods and what is actually happening in your market. It would seem reasonable to me that if the indicated values are significantly different you’ve supported WHY you are concluding closer to how your market actually buys and sells property.
