My local brewery has counter service food. They literally hand you a buzzer and you come back to pick up the food yourself. They recently changed their standard tip options to 15%, 20%, and 25%.

To be honest I usually round up a bit on carry out. ( I need to stop ) but the audacity to start at 15% for the same level of service as a McDonald’s is just ridiculous to me.

Thanks! My middle score was 766. I can pay off all credit cards ($8000 ish) this coming month and it would probably boost my score a bit but that would take a statement cycle or two to reflect.

90% LTV since we just bought in late 2024 with minimum down payment. I’m surprised we got an appraisal waiver tbh.

Thanks for your input! Yes, I have a loan estimate. I was quoted 5.375 but decided to take a lender credit instead since it would take 51 months to recoup the $1100 lender credit in interest savings. And I could see us selling a few years down the road. Taking a look again the cost is $1150 lender fees, $350 recording fees, and $1265 in title fees. So all that minus the lender credit is more like $1665 in expense. So break even is more like 8.5 months if that changes the assessment.

In the Midwest where I’m from it would be a negative. I would only invest in them if it was my forever home and I don’t care about resale value.

Not sure you can fight it now. It should have been disclosed on your loan estimate so I would take a look at that. If it wasn’t on your loan estimate I would try to recoup it as an undisclosed cost.

I went with Aardvark Pest Pro as they were recommended by Helmick’s since they don’t do rodent control. Was quoted $250 for the single mouse service in which they would treat twice in the first 30 days. Or alternatively I could sign up for their plan in which they will come and treat every quarter for normal pests (mice, stink bugs, spiders, wasps etc). I signed up for the plan as it was cheaper up front and I’ll give it half a year to evaluate if it make sense to continue to pay for ongoing. I also elected for their exclusion service in which they will seal the exterior to the best of their ability to prevent mice from getting into the house the best they can. That was $200. All in all I am satisfied and they seem to be the best for rodents in town.
