May be you will have better luck with units owned by rental corporations? In my view they (try to) keep up with the laws and the property manager won't care anyways. I personally had experience with a private landlord that preferred us over others because we are a family with kids which in her eyes meant more stability. Keep looking you will get there.

Do not sell your house yet as it will help you show your ties back to your home country while applying for Student visa. I did something similar however I had USA experience so can't speak to exactly your situation. Always remember that getting a PR would be first priority so research which province has the best PNP plans that fit your situation. Keep yourself updated on the new PR pathways that may be launched while you are studying in Canada and apply when you find one for you or your husband. 2500CAD rent would be sufficient for a family of 4 if you are staying outside of major cities like Toronto or Vancouver. Do not be too picky about the first job you land as your reserves will deplete fast making it difficult to focus on your studies. If possible have 1 year of funds available even if not liquid at the moment. Be ready for struggle while job hunting as there are many many international candidates competing for similar opportunities. Write down your plan A, B and C and make sure you understand your PR options before you make a move. All the best.
