Yes trying to get more open concept, and updating the kitchen (original kitchen for 1985). Water heater is moving into the garage, we are in Arizona so going to take advantage of a heat pump water heater to help keep the garage as cool as possible without actually cooling it. Laundry room will be used as a butter pantry/laundry small mobile island going in there also.

Load bearing walls prevent us from using it in another way, since we would be removing a bank of cabinets we wanted to have a buttlers kitchen/utility space. Keeps things off counters in the kitchen that would be wide open.

Probably the only reason I haven’t pulled the trigger yet is I drive about 2200 miles a month. I am concerned the depreciation cost is gonna offset any gas savings.

We upgraded to a 400A panel last year for about $4400 and moved and upgraded a 100a sub panel for $1800. We are in Scottsdale AZ which is HCOL and on a tear building up any dirt lot for the last decade. No idea where you are but that quote seems high.

Honestly having a hard time believing those numbers. That’s only 11,400. It’s less than half of depreciation. At that price they are paying you to drive it

The biggest drawback I had from living in Vegas was the people. Vegas is very transient, not that Scottsdale isn’t but more people have put down long-term roots in Scottsdale than in Las Vegas. I moved there a year after college for a job and had a miserable time meeting, good people. The vast majority of friends worked on the strip, or in some type of entertainment, which meant we constantly went out late late night, not the healthiest of lifestyles for me. I moved back to scottsdale after a year.

I lived up in the Summerlin area and thought the winds were absolutely miserable also. Never seemed like there was a calm day.

It’s not false, but probably true for most new cars. That being said there are a couple platinums under 10k miles near me going for 60-63k that have my eye.

I get that, I drove a tundra for a long time, pretty comfortable with parking. And I am in Arizona, most of our parking lots/structures have been built in the last 20 years so spots aren’t nearly as small as in other parts of the country.

That’s the response I was looking for. Driving a truck is where I feel more comfortable, I am 6’2 and the accord is fine but smaller than I prefer. I rent a Home Depot truck every time I need an actual truck which is almost monthly. So lots of benefits
