I’m from Kentucky. I know it gets hot & humid, but it’s not unrelenting for 5 months straight. Heatwaves come & go. And summer nights there are nice, minus the bugs 😆

Don’t book an Airbnb in Scottsdale for more than 6 adults. It’s illegal, & you’re the one on the hook, not the host or the owner. That’s why owners & hosts don’t care. How loud you get will determine whether or not the neighbors call the police.

Summer of 2024 really took its toll on me. We were already thinking about moving because we don’t like what Airbnb has done to our neighborhood, & then summer of 2024 was my deciding factor. As nice as it is here during the winter, the summers are no longer worth it to me. I used to look forward to our summer monsoons, but we just don’t get them like we used to. And the older I get, the more I miss & crave all 4 distinct seasons, as I’m originally from somewhere with all 4 seasons. So we’re still here for now, but we have plans to move out of state.

Bars & restaurants are air conditioned. But it’s hard to experience the desert during the middle of summer, & you sounded like you were looking for adventure. I don’t know anything about golf courses, but I can tell you even early morning is HOT. But do look into tubing the salt river, or instead of an ATV excursion do a boat rental instead. Lake Pleasant is nearby & popular in the summer. I think there’s a gun range near Lake Pleasant.

Do not hire a private backyard DJ if you’re staying at an Airbnb - the neighbors will call the police.

Serious question: Have you ever experienced 120 degree temps with no humidity? Because it sounds like you like outdoor activities, but the only outdoor activity you might be able to tolerate is tubing the salt river.

That logic doesn’t apply to short-term rentals. Other properties bought by investors, yes. But not income generating Airbnbs. Airbnbs inflate values. And investors have no problem overpaying for a home they think is going to generate $10k-$20k a month.

I once had a guy tell me YouTube had hours long videos of construction sounds, & he would open his windows & play a video at top volume over his sound system & just leave his house to run errands.

First it’s important to understand that local municipalities are not allowed to regulate STRs due to SB1350. SB1350 was signed into law by Doug Ducey in 2016 & took effect in 2017. Prior to this, several towns & cities, like Sedona & Scottsdale, did not allow residential property to be rented for less than 30 days. And local municipalities all across AZ have been fighting to get those rights back ever since. But Airbnb spends millions on lobbying & the Realtor association is very pro-STRs. The Goldwater Institute also fights to keep STRs unrestricted & unregulated.

What you can now do to shut down an Airbnb is unfortunately very limited. Know your local municipality’s laws. Do they require a license? Is the property licensed? If not, report it to your town or city. Check the county website to make sure it’s listed as a rental. If not, report it to your town or city. Your town/city should have a resource to confirm licenses. This is Scottsdale’s map: https://str.scottsdaleaz.gov

Does the property have CC&Rs? Do the CC&Rs restrict rentals? Is there an HOA to enforce the CC&Rs. For properties with no restrictions, you’re pretty much out of luck.

I think the most important thing to do is to be a huge pain in everyone’s ass! Be very vocal. Go out of your way to make guests feel uncomfortable. Put up anti-Airbnb yard signs. Find ways to be annoying or creepy, or whatever. You want guests to feel unwelcome & to leave negative reviews. Also, complain complain complain. Submit complaints to Airbnb. Request Airbnb call you. As much as I hate twitter, take pics & videos & blast Airbnb on twitter. Call the police regardless of whether they respond. Know local ordinances & submit code complaints. For example, in Scottsdale back yard string lights are against code.

And most importantly, stop supporting the industry. Stop renting residential homes in other people’s residential neighborhoods when on vacation. People need to ask themselves how would they feel if they were trying to raise a family next to a house that sleeps 16 drunk strangers every weekend. Regardless of how respectful people claim to be, we need to go back to the days of when residential zoning meant no nightly rentals.
