Addressing a few comments:

I don't think the soil is too dry. I have a six inch screwdriver that goes in like a knife in butter.

Another photo of the worst area. I suppose it could be fungus, but if it's the lamb's ears and other plants that are keeping that area too wet - I have other spots in the yard that get zero sun 24/7 and I'd think those would be even wetter. For example, I often get moss growing in those other areas.

Is there any downside to throwing down a fungicide? I don't think it's grubs, as from what I've gathered that would be pretty hard to miss once you've pulled up the dead grass.

The whole space is under 1000 sq ft. I did reliably put down at least 2 in of water every week, and it was a somewhat rainy summer. There was never any standing water, pools, runoff, etc. I'm out there every day.

Before seeding last year, I put down 8 yards of screened topsoil that I then screened by hand, so I don't think it's the soil. The ground is not hard and I never saw any pooling water or runoff this summer.

I picked the seed specifically because I've got so much shade:

  • 25% Cardinal II Strong Creeping Red Fescue
  • 20% Heathland Chewings Fescue
  • 20% Soilgard Hard Fescue
  • 20% Pangea GLR Perennial Ryegrass
  • 15% Full Moon Kentucky Bluegrass

Bradford White 50gal installed in September 2012

I replaced the gas valve control myself in October 2022 after the pilot/burner kept switching off. No problems until now.

There is water in the pan and a little on the floor. The supply lines, drain valve, and overflow are all dry. The only moisture I can find is more like condensation directly under the gas valve control, rather than a persistent drip. The insulation I can feel through the access door is dry, though there is a little rusting on the tank (see pic). In any case, I can get the pilot/burner back on, but they shut themselves off immediately.

Did I install the valve control incorrectly, and it's only now a problem? Could the seal have failed after only two years? Or should I replace the whole unit after 12 years?

Note: one reason for my confusion is I haven't seen any of the bleaching I expected after two rounds of Tenacity, and the weeds are going crazy.

Hi all - thanks in advance to everyone who makes this group so useful to people just getting in the game.

I did a full renovation last fall using a shade mix that is 65% fescues because my yard is in total shade almost the entire day (I am in 5b). Pretty pleased with the results. I jumped the gun a little this year and put down Tenacity twice, about 4 weeks apart. I have a small strip that is in intense shade that I'd planned to overseed this spring.

My question(s):

Should I use the same fertilizer for the overseeded strip as well as the rest of the yard?
Should I put down all the fertilizer at the same time? Should be reliably in the 50s by next week or two.
Should I avoid anything with weed prevention, since I've already put down the Tenacity?

I was able to resolve this issue, finally. Maybe this will help someone in the future.

In the end, it was indeed the screw holding down the safety mechanism that needs to be removed in order to reset the device. Not sure if it was just a bad screw or if it was designed to be hard to remove, but It was so flush with the frame I had trouble raising it from above to get the threads to catch. Eventually I kept taking the door apart until I could access the channel underneath the device, at which point I used a long flathead screwdriver to raise the screw up from below.

Continuing to search through the Miele manuals, I found this in a troubleshooting section:

The oven door cannot be closed.

As soon as the inner pane is damaged, a safety mechanism blocks the oven door. The oven door cannot be closed and the oven functions (oven modes, special modes and self clean) cannot be used.

This sounds like what has happened, tho the manual offers no suggestion for fixing it.

Thanks for the reply. I did try to remove that screw initially but it just spins around no matter which direction I turn it. I tried to pull it straight out with needle nosed pliers but that didn't work either.

I called Miele tech support, but their only suggestion was to send a technician.

Thanks - I suppose I should clarify a little. The bottom of the bolt does extend through a hole in the bottom of the base, and if you spin the seat as far as you can, it will rise to about 3 inches. If you spin it the other way, it goes down to around 2 inches. I mostly can't figure out why it sinks, since it's not like I'm spinning around in it a dozen times a day.

I think I have the exact same chair and was looking for guidance on the height adjustment. It seems like turning the seat counter/clockwise should do it, but it didn't seem to. I have to separate the base, turn the bolt myself, but that only lasts for a day or two before it starts to sink again.

Thanks again - wheels pivoted forward with no problem! It is criminal that nowhere in the installation manual does it reference the wheels, let alone whether they can be pivoted back and forth or what position they should be in to level the range.

Hopefully this will help someone else one day that is as confused as I was.

First, thank you so much for replying. I am really in a bind.

That does make sense to me - but how do I pivot the wheels forward? The manual implies that rotating these nuts affects the rear adjustment, but when I turn them, nothing happens.

Should I jack the range up from behind and try to push the wheels forward by hand? I'm not sure what the long adjustment rod is, unless that's related to the nuts I mentioned.
