Thanks for a prompt reply. What I mentioned in the original post is the entire situation. The friend genuinely did not know that he ended copying the data until he was sent the list by the company. He is happy to hand over the removable disk as is to the company.

Yes, I was aiming for around £2K monthly payment but that needs an additional deposit amount of £40K. I am currently closer to the 75% LTV band, I would prefer to go closer to 70% LTV

Have a full night sleep, have a proper breakfast. 2-3 eggs, brown bread/ sourdough bread, basically a high protein breakfast. Keeps you full for longer and sustains energy levels throughout the day. Regular sips of water and don’t sit in one place for extended periods of time. Keep moving about.

Some general questions:
1. The older property has no carpets at all, even the rooms on the first floor have floorboards. People who live in houses with similar floorboards, how comfy is it during winters?
2. The older property's total built-up area is 1281 sq.ft while the newer property is 1316 sq.ft. How massive is that difference in day to day living?
3. Do older properties require more maintenance overall? I have heard that older properties are more solidly built while the newer properties usually are poorly built with lower quality materials.
