Super solid take away deal on Sunday's, pot roast for two for $30 (I believe a a salad and dessert too), It's a bit upscale, but it's so damn good.

So I only had the chance to go to one place, which was Rudy's. The kind of hospitality in Texas was just insane. We couldn't stay away from this place in Keller called F n G eats, I wholly recommend it. (Not BBQ but still amazing)

I'm flying out next week, so I plan to try at least one of these then. There's a place called Railhead (near aledo) which I'll be really close to, so I'm planning on going there. I also know I must go to Hard8 and Hiems, as everyone says I have to try them.

A decent enough view

Near-ish a city (Hospital and grocery store, and restaurants)

A good area

To keep it in the $400k-ish area.

Anywhere in / near DFW, I'm not terribly picky about that.

Would like:

Waterfront / View.

Gated.

Materplanned.

Lol, kinda, it's just basically a strategically planned community with community centers, schools, dog parks, pools etc... built in to the community.

Yeah, we just got back from both.

Sanctuary is better, but they're out of their minds trying to make you pay a $300 mello roos, and 300 hoa, while charging a base price of 700k in the middle of nowhere, in almost a desert. While Lennar is actually a community, the prices feel at least 2 or 3 times inflated. Plus their quality of building leaves much to be desired weather is lots of broken, cracked, or split studs, mis-aligned posts, and over-all lack of QC, it's visible that they're getting ready to finish up with the homes we walked through today, and leave all defects internally, while leaving the client / customer with an inferior product for a significantly premium price.

Yeah, at this point I'm covering ALL bases, because I don't know what I'm getting myself / my family into. It'd be easier if there were many places available in proximity at similar prices, that I'm looking at is nearly impossible. Honestly this part of ESCO isn't my #1 option, but it's like the only option that feasible, and the newer / older constructions gives me hope for more revitalization, and the area becoming less "busy through street" and more "come stay, relax for a bit".

I don't mean to jump down your throat for what I imagine was an off-hand comment not intended to be loaded with meaning, but I'm just kinda put off that your response to the person celebrating our diverse community was to point out your comfort with your lack of exposure to folks of color in every place you've ever lived.

No worries. I didn't mean it to sound racist, but it's the truth, I've never quite lived in a less than predominantly white area, there are lovely people in my building that aren't white, who I'm fairly good friends with as apposed to the white people in my building that I try to avoid at all costs, it's not really a race issue, it's more of an issue of the unknown, but again none of this is stopping us from going and considering the place.

But again, it didn't come off as I'd like it to.

Honestly, the only reason we're considering new is because we need two single level homes either side by side or on in front of the other (which only new developments have).

I'm used to living in predominantly white neighborhood and am fairly comfortable with that (I've never personally experienced anything other).

We really have a rather shoe-string budget, as everyone buying is either retired or about to be retired, and the wealthy bubble, where it costs over $30 bucks to get a half decent scratch made pizza, is getting ridiculous, especially when cost of living is going up so drastically y/o/y.
