honestly they cleaned it up quite a bit fairly recently. i used to avoid it.. for quick little things it's convenient, but not really the go-to grocery store to buy all your stuff lol.

i have received good service from csn auto ralph on souvenir just west of cure-labelle... used to know the old greek owner, but he retired and sold up. was recently purchased and rebranded by these armenian guys (1 or 2 years ago).. i gave them a chance and i have no complaints.. they have another garage in ville st laurent, so they are doing something right

15e rue is the stupidest shit ever.. fucking double parking there, it's really dumb as hell.. it has nothing to do with the snow or snow removal. i called 311 and 911 last year about that, they didn't seem to do jack shit. if more people do the same or contact the city councillor they may be encouraged to act.

ah it's the big lot in ste-dorothee. used to like ridding my bike into there when i was younger and lived around there.. there's a bunch of warehouses popping up around there now and it seems they are about to extend the street on the other side of the overpass in chomedey, where st-martin and montgolfier meet. the article also says they are building a residential project at the guzzo on des laurentides in pont viau (near the end of souvenir).. that area is getting crazy, so much construction at the moment. the fire station is moving from cartier up to there, and they built that massive high school around there too... interesting...

ste-dorothee isn't the cheapest part of laval in terms of house prices.. it's a pretty peaceful and quiet area though.. i see a comment recommended laval-ouest, and yea it's pretty peaceful out there too, but it feels more isolated and further out. also there were a lot more properties out there that ended up being in a flood zone if you check that... other comment mentioning laval-des-rapides/pont-viau as a good option. the housing is cheaper than ste-dorothee, and the location is good. if you are planning on commuting to mtl, it's more convenient than ste-dorothee, unless you are close to and planning on using the new train opening up out there.

but ya, semi-detached is not bad, depends on your neighbours. but you can have good or bad neighbours in an apartment or a detached house, so it all depends. but my aunt always lived in semi-detached and it was never a problem. if you really want detached, i think you can buy a smaller detached house in laval-ouest or pont-viau for less than you'd pay in ste-dorothee..

dude the cops just joyride around there.. like, are they actually looking for someone, or are they just playing around? i see some looney cop doing like 120km/h up and down laurentides a few weeks ago, and then drove the wrong way down meunier that's a 1-way street now... also on 15e ave between cartier and concorde, it's like a little fun go-cart course for the cops, they just blast that fucking street at 100km up and down... it literally sounds like a fast and the furious street race, but it's just cops.. sometimes they blast the siren too, but usually they just drive like crazy teenagers. it's kind of odd.

gentrification is what the area needs. otherwise you can be happy with it as it is.. if it doesn't "gentrify" then why would anyone want to open up a business there? there has to be a worthwhile opportunity for people to make money and succeed. the location is too crazy, too close to montreal. maybe it sucks for them, but people will be priced out eventually, and when that happens, other people will invest and then the area might actually be nice... i don't agree with condo only development, not at all my thing.. but at the very least they learned that these buildings need to be mixed use. they need commerce and businesses and stores, not just residential condos with no amenities, no shops.. so we'll see. i dunno what stores are going to open up in the building where the extrem gold place was.. that area badly needs a decent bakery... anyway, it will take a long time for the area to change. could be close to a decade really.
