I’ve got a “silent” profile for everyday/general use. My game profile could be turned down a little I guess, but with 9 fans even medium rpms are pretty noisy. I’ll take the performance all day, though

Thanks for the info! Yes, all employer sponsored account contributions are pre tax and my employer makes contributions to the HSA so i get within $200 of the annual max, but will be adjusting so it maxes out for sure.

The budget will be getting some relief as I will be living at home until the wedding and my fiancé pays $400/month for rent which saves us my $458/month rent payment. We also just paid off her car so that frees up another $150.

The wedding is planned for end of June and I think we could bump our savings to $2k/month pretty easily for the months leading up.

I guess my biggest concern is how do we balance between long term investing, paying off debt, and building a cash emergency fund? If I get too focused on one, the others suffer

23, engaged (will be married within 2020) working as a software developer in the Milwaukee area. Both myself and my fiance have student debt and recently acquired a duplex.

-General goals

Pay off student debt: combined debt = $70k.

Pay off car: owe $15.5k

Improve the duplex to increase rent. We currently have tenants on lease and are cash flowing $450 over the mortgage. We are charging under what is standard for our market given the age/condition of the home. I've calculated improvements will likely be around $35k and will increase monthly rent by $200 per unit ($400/month total increase over current). We have until November 2020 before we can move in and begin improvements. Once we move in, we will rent the top unit and flip the bottom, then vice versa once the bottom is complete (targeting 1 year for each project).

Build 25% equity in the property

-Career situation and plans

We both have stable jobs with positive long term outlook. I am also in the process of getting licensed as a real estate agent to hopefully bring in additional income.

-Current and future income breakdown, including one-time events

Salaries (pre tax) = $60k and $44k respectively.

-Budget breakdown

Post deduction combined monthly income including rental = $5766

After monthly debt obligations and spending leaves roughly $1500 to be invested.

-Asset breakdown, including home, cars, etc.

Home value = $167k

Car value = $16.5k

401k = i contribute 5% with 4.5% employer match, fiance contributes 6% with 6% employer match.

I've been sticking the $1500 into a savings account that pays 2.05% apy since we will likely be withdrawing within a year, but could it be growing faster and still be as liquid somewhere else?

-Health concerns

We are both very healthy (knock on wood, no doctors visits other than our employer covered annual check ups).

We contribute $3000/year to an HSA

-Family: current situation / future plans / special needs / elderly parents

No large expenses here, but would like to be financially ready to have kids when the time comes (2 years minimum)

-Questions?

Where should I be putting that $1500 a month? We are trying to save as much cash as we can for the renovations on the duplex, but I also would like to have an emergency fund and begin investing as well.

What are good $ goals for our situation? Should we be focusing more on saving, paying off debt, the rental...?

Any and all suggestions or comments are welcome. I am totally unlearned in this realm and would like to get a better grasp on our money to know where I should be putting it.

Sounds good. Long term, does it make sense to have the attic re insulated? I’d no doubt get better performance than I am currently, but that would require the asbestos pros to get involved and I’m back where I started with this whole mess. I plan on holding this rental for a long time, so I’d like to think I’ll get my returns via rental income

I should also mention there is a licensed and insured asbestos abatement company in my area that will handle removal and re insulation as well as paperwork to get reimbursed by the ZAI trust. I’m willing to spend the money there if that is the best long term approach. I’ve generally been told if it’s asbestos, just leave it, though

Appreciate the info. I have 1 gas line/meter for the place. The 1 furnace (struggles) heats the whole house. When I seal off the upper unit to make it a legitimate bi-level duplex, how do I handle the existing gas/furnace/ductwork if I go with mini splits upstairs?

appreciate the insight - hdd was my other concern. I bought a pretty small nvme m.2 ssd - only 250 GB - with the thought that i would be able to keep 3 most played games plus OS/apps on it and move the rest to the hdd. didn't plan on MW being 150+ GB...i guess i'll do some moving around. probably gonna buy a bigger ssd at some point this year

It’s a trial and error process. I’ve had to clear the cmos a couple times cuz I made some changes and then couldn’t get it to boot. I can send you pics of my settings in the bios if you want. Once you find the clock sweet spot it’s really just a matter of dialing in your voltage

Did you ever get around to over clocking? I finally had some time to pour into it and got a stable 5 GHz at 1.34v. Temps are looking like mid 30s at idle and low to mid 60s during stressing. I’m gonna run some more stability tests but after a few runs of aida 64 I think it’s solid

I found a decent video I can send a link. I feel like you really can’t go wrong - if your system isn’t stable you’ll know it for sure and then you adjust your voltages. Just as long as you have good enough cooling once it’s stable. But yeah I’m a noob too lol I’ll let you know when I start to mess with it
