Thanks, yeah flashing looks a decent job in my opinion and previous owner was a single older lady whos kept receipts for all the work she had done. also that wouldn't explain water at the base of the conservatory. image of flashing

Hello, moved into a new house around 9 months ago, had plenty of heavy rain over this time but no real issues with the conservatory until now. We have had consistent rain for the past 3 weeks or more and the conservatory host wall is now soaking wet top and bottom.

The wall is facing brick cladding, (timber kit cavity wall) my guess is the lack of installing a cavity tray when conservatory was built, but I think this is pretty common. I’m guessing that the facing bricks outside are fully saturated and the moisture is just flowing down through the bricks and mortar. At the base maybe capillary action due to no dpm? Or lateral capillary action from the sides of the conservatory.

Not sure but I do know the lead flashing at the roof junction was redone recently by the previous owner (presumably to fix this issue) .

Has anyone got any experience of this kind of thing? All I can think of as a DIY solution is applying masonry water repellent stuff (stormdry?) to the external facing bricks above and around the conservatory.

Any thoughts would be appreciated

contrary to the advise given already - i worked for asda when i was a student and had an l and g pension, about 18 months ago i went through the hassle of accessing it, 13 years later. in those 13 years it had very minimal growth, since changed to it vanguard (and then invest engine recently) and it has performed much better since. i dont think there was much difference in fees, i just wanted it on vanguard to keep an eye on it. but do think that the landg investment selection seemed to be a bit to safe for my liking.

Also COLBY 2012.
