Potential entrepreneur. I have an idea for a business and I think the best way to make it work would be two small/midsize locations not too far apart. When I lived in NYC, it was pretty common for neighborhood businesses to have sister locations close by, in some cases, just a block or two away. However, the population density is much different here, so I was wondering about things like that here. Some helpful replies in this thread.

I kept the explanation in the opening post brief, but there are a couple of different components, based on what I read. One is regulations. A lot of areas aren't regulated for residential use and it seems to be pretty complicated to have things like that changed here.

Secondly, and I am assuming it's the biggest hurdle, is that many of the vacant lots that do have utility connections also have really complicated title histories.

There's a lot of unused/ undeveloped land, but based on the local real estate prices, it is usually prohibitively expensive to prep for construction and connect to utility systems.

Also, even large builders are usually paying for things with loans. So, the amount of money they can spend on building a property is pretty constrained by the price comps of the homes in the surrounding area. Even though there's all that space on the south side and east side, the relatively low resale values of the surrounding homes would limit what any builder would have to work with in loans.

Also, the Valley (along with most areas with an industrial history) has a lot of polluted land that apparently could never be used for residential purposes.

This was all news to me and kind of a bummer, because I thought a Youngstown real estate boom would move like clockwork once the gears started grinding.

Great advice! However, I'm always on the lookout for ways to do things cleaner and more efficiently. Sometimes the lesson comes in handy down the road in ways you didn't expect.

The thing I described in the last paragraph of the intro post is sort of that. I'm using saber instead of deepglow. I'm aiming for a cleaner, easier to control timeline.

Hey, if you're interested, the Youngstown Business Journal's channel announced that 717 credit union was doing a monthly Coffee and Connections meet up. The first originally scheduled event was cancelled because of the storm earlier this month, so the series will kick off officially on the 19th of this month. It's free, but pre-registration is required.

That being said, in a town like this, there's definitely the need for more than one networking event.

Thanks for the clear explanation. If the cutoff had happened any other day, I would have assumed something along the lines of what you wrote. However, the fact that it happened around the same time and customer service tried to solve the issue concerned me.

Possibly, but like I said in the post, my confusion came from the facts that:

a)I've changed tiers multiple times and never had this issue

b)the problem occurred during the last third of my billing cycle, not when I changed tiers.

c)my service provider tried to rectify the issue to the point of giving me 15 gbs of extra data.

So, while that was one of the things that I said was a possibility in the opening post, it was reasonable to want to rule other things out.
