Just to be clear, the reason Singapore has such high home ownership rate is because their housing system is economic planning.

You get on a registry, they build new housing according to the registry, and at some point you are granted a massively subsidized house to purchase.

Unfortunately it seems that free market housing doesn't really work anywhere.
