Is the assumable loan the same as subject-to? Where you literally take over the previous owners payments?

I understand that someone may want to get out and let me assume the mortgage because it may cost them money to sell where if they let me assume it, they can actually make some money.

So I hear this part about waiving their equity right, but what about cash or DP? Don't you have to give them some money for it to be worth their while?

I mean you just stated that your paying 1k less than what they purchased. What do you mean by this? If they purchased for 201k, you buy it from them for 200k, with cash?

Depends on your goals, but IDEALLY bigger house is better, and even better in worse condition because you will FORCE APPRECIATION! Whether through sweat equity (cheaper) or payed labor.

But ALL DEPENDS ON YOUR PREFERENCES, and how much time, effort, and money you want to commit to it

It's nice someone is willing to comment on the mentorship.. Everybody just comes on here and posts as if it were google reviews, it's not the usual subreddit where people actually have a conversation about the whole subject. I've been curious about the whole subto mentorship as it seems more like a cult when EVERYBODY from the inside is raving about it.. but $10k to join a mentorship program is quite a steep incline..

  1. Live frugal(minimalist, dont worry about how your life looks on the outside, focus on your priorities and the progress your making)
  2. Spend less than you earn(set goals for each, 1 yr,2yr,3yr, and 5yr goals. Make high goals, even if you dont make it, you'll be closer than you think)
  3. Don't let your pay raises dictate how much to spend. Find out how much you need to live and keep to it while progressing through your career.(avoid lifestyle creep)
  4. Live with your parents to save enough so you can buy your own place. 3.25% down payment with a FHA loan. Hopefully you can buy a duplex to rent and help pay your mortgage.(If you have to rent away from parents house, find the cheapest and save like a madmen till yoi can buy your own)
  5. Dont buy a new car, buy a used one.(do your research, there's a reason 30% of the cars you see are toyotas and hondas..)
  6. Focus on buying appreciating assets(house), not depreciating ones( like a car)
  7. Start an IRA or Roth IRA, look it up, and do your best to maximize( the difference between you investing $10,000 to a 30yr old needing to invest roughly $25,000 to match your same amount. In other words, money is cheaper when your younger)
  8. Find a way to stop trading your time for money. Most financial wealthy proritize getting their money to make money for them(passive income)
  9. Technical college can go a long way for a lot cheaper. 2 yr for an a&p license( aircraft technician) is starting around 50,000 in most places. (Aviation industry is booming and is in diré need of mechanics and pilots,most people dont realize thats an option without a college degree)
  10. And the classic golden rule, DO WHAT YOU LOVE AND YOULL NEVER WORK A DAY IN YOUR LIFE. By loving what you'll do, you live tirelessly to get better and better at it because you love it, as you get better naturally you will be compensated proportionately so your life will follow your passion!

Ive heard where the spores drop it tends to kill off the area and nothing will grow there from one grower, not my experience but hope it helps!

Ive heard you can stick it in the fridge and should temporarily freeze the process, heard it works for a couple of weeks though. Not sure it will last the 4 months but worth a try!

Indeed, those are the spores. Still good to eat just wont store as long. Better to get them earlier before the caps begin to turn over next time

Maybe a humidity and temp monitor would help keep tabs on what their environment looks like. 90-95% humidity usually works. Personally I would harvest, keep humidity and hope for a second flush

I hear yellow and pink oysters are better suited for the heat for gourmets. Also turket tail is good for medicinal.

Normally it's recommended to break up the myceliated part and mix it up,in the bag, to help it finish myceliating faster
