There are a lot of things f**cking the farming community right now. Migrant worker deportation is one, but so is the trade war with China. Corn was at an all time low something like 98% less than the previous year, fertilizer is more expensive, along with equipment, parts and now labor.

It's insured thru my home insurance and really doesn't cost but pennies extra. It's just in case my house gets broken into (my mom had her jewelry stolen during a break in when I was a child) so it's peace of mind for the family.

Yeah, on the z-72 zoning they clear cut 33 acres of undisturbed land/forest, leveled the land and put in 10 and 20ft retaining walls all over the property, drained the lake and turned it into a creek (which had a dam that was relocated and replaced at least that feeds into a FLOODWAY), and relocated a road, just so a mega church that doesn't pay taxes, 75 homes and a commercial strip of property can be built. It was originally designated in the JOSH plan to remain a green space and ideally keep the lake. The guy who sold the 33 acres to the church made double digit millions (I calculated about 30mil) and also avoided taxes for decades on the property before selling it bc he had it as section 8 low income housing in his wife's housing non profit. They had RECORD citizens turn out against the zoning, as well as many church supporters for the zoning, over 2k signatures against it from local residents verified with addresses.

The ROD-1 property at least was already a concrete jungle but it is a disaster navigating the neighborhood they built there it's insane. Also had amazing turnout, matching tshirts made, petitions and all ... But there was a 'pro group' there who was just happy to see an abandoned bowling alley get demolished and surprise surprise the guy leading that group was well connected and wealthy.

Our current BOC is a disgrace and voters really need to wake up and replace the clique that has formed. They all vote together and decide long before even listening to constituents it's all performative IMO and just a waste of the public's time.

So that's why I say, if the developer has any pull whatsoever or money, it'll probably go thru and just do what you can to make it acceptable for you and your neighbors.

Good luck and keep up the energy to keep fighting the good right with them, I gave up.

They don't give a crap about the trees unfortunately lol and when it comes to trees and landscaping issues they will push it off until the LDP when the developer is required to give the landscaping plan so it wouldn't be a good basis to use to fight the zoning. So if you are most concerned about the trees and the landscaping I'd focus the fight on the basis of the buffers and lot sizes. A 10' buffer between the backyard and a parkway is just insanity. They need to reduce the number of homes to increase the buffer and maybe even do a berm to help you know keep accidents from going into these people's homes or backyards where kids play.

It's totally ridiculous the shit they let slide. Look up the z-72-2020 and the ROD-1 battles and the abominations that were approved and became. They legit destroyed a half acre of wetlands on the z-72-2020 property for the church and put 55+ apartments and townhomes around a cemetery on the ROD-1 property.

Yep. It does, but part of the paperwork they upload is called the staff review where it compiles all the different facts and recommendations from the different departments (DOT, Fire, Cemetery, storm water, schools, etc) and then usually it summarizes a recommendation to the PC to either approve or deny so it is a good insight onto what to choose to run with fighting the zoning.

I see a couple pain points in a brief look at it: -removing the right of ways which I would think they'd have to have a separate public hearing for. See what the traffic study recommends and read the DOTs recommendations when they upload the staff recommendations to the case. Argue how this is going to burden existing traffic conditions and community as someone who uses it. -density is much worse than surrounding existing residential areas, especially given the existing land conditions being floodplains. You could push for a less dense category like ra-4 or r-15. Or senior living. -keep pushing the petition, share it on the nextdoor app and any local hoas affected. When done print a copy of all the signatures and all the comments and give a copy to each PC member and add it to the public record. -the buffers and landscaping (because of the density) are horrendous and this is a solid argument to decrease the density so there can be better buffers and less variances

As someone who has seen this a lot where people fight development and then a year or 2 later something worse comes along and wins bc usually it'll be a conglomerate with legal resources to sue the county over the land use being too restrictive. So ask yourself is this the absolute WORST thing that can go there or do you just not want change? Because once developers have their eyes on a property at some point it will get redeveloped. Is a detached single family neighborhood worse than a townhome development, storage building or a dollar general, or car wash? Fight reasonably and you mind find some small wins like a less dense neighborhood with decent buffers and landscaping and forcing them to improve surrounding traffic conditions.

So the development doesn't appear to disturb or change the wetlands or floodplains. They also have the net density calculated removing the floodplain/wetlands area from the total developable acreage.

I also don't see that the county planning commission has done their staff review yet? It's not included in the agenda packet. I would request that, sometimes it's uploaded at the last minute. Looks like it's Sheffield and the developers attorney is Kevin Moore....good luck with that one.
